What were the rates CIMB offered u? I'm still waiting for the result from CIMB. Yup, once loan is approved even at 70%, u can't get refund. U can bid farewell to RM8k.

Hello, everyone. For all ur info, pls submit all ur loan before 1st of January. Coz the bank will calculate net income start from this date. Make sure all ur banker submit it by tml. My advice is, submit to all the panel bank.wish u all Gd luck

My LO haven't out yet. But this is my friend, so he won't lie me lo. Submit to Alliance bank too lah. It more linear to the approval. The DSR( total commitment divided by total income) is higher.

DSR for
CIMB is 65%
UOB is 40%
PPB is 50%
MBB is 50%
alliance is 70%
HLB is 50%

If ur DSR is higher that the scheme, the bank will cut down ur margin of finance.

HSBC & Alliance DSR scheme rate are better among the rest i believed and their full flexi loan package are more or less the same. AMbank package should be good according to my banker friend working for other bank, but don't think anyone has mentioned that so far...

Yes I agree the SA said as long as loan approve then we shall not able to refund but in fact the SA also promise there will be 90%loan margin. Congratulation to those who has get 90%, but did you get the LO, and how many banker approved this percentage, as for today I realize many of us can't get this margin, perhaps the verbal promise by SA already misleading is( as according to them we can easily get 90%). Maybe we should gather up and voice out ours problem, for those which havent settle their loan, can we meet up on sales gallery on 31 dec (Saturday) to voice out this issue to developer? If we stick I think we have better bargain power, please pm me if anyone going tq

There are a few reasons cant get 90% MA
either ur DSR too low , so they cut the MA to obtain meet minimum DSR requirement (case to case depend on applicant)

or
overvalue.
bank may exercise a ceiling MA for certain project if they feel that the project is overvalue. if that is the case, bank will across the board approve at the same max MA.

certain bank also calculate MA base on the price after discount.
which resulted is a lower MA.

of coz u still will see why A&B have same income but B get higher MA?
that mayb due to few reason,
joint applicant?
pledge FD
earmarking of account?
and sum case, guarantor.

Added on December 30, 2011, 11:16 amfor those who unable get the margin of 90% and wanna get refund, better get rejection letter from the bank. then your deposit will be safe. I also got the rejection letter from Maybank ady
