no cap appreciation is my own choice's problem, actually would not say my rental yield is too low, certainly not meeting bank repayment but its still 4+%. MRT does hold up the pricing and I got a good tenant in 2 weeks after 5 viewings. my unit ID is substantially more well thought out than many la, agents said...
but the dev quality sucks ttm, plenty of defects that took 2 months of non stop complaining, and maybe nearly 6 rectifications. "aircon point" actually comes only with a single electric socket, no pipes, so either we have to have ugly ass exposed piping that does not reflect our 5xx psf price paid during 2011-2013, or we have to spend hefty sum to hack walls to conceal. same problems with "water heater point". Yr (1st phase) came with a car pickup point but somehow Yv (2nd phase) does not have any, in interest of maximizing space and profit..??? Recall that both JMB also mentioned that something was wrong with some of the designs of the lifts and balcony windows: everytime rain: lift shaft will be flooded and lifts go out of order. in the end dev fixed it, after massive complaints, but still, never again.
actually considered had to stay here myself on working days for MRT convenience if not tenanted, but fear was unwarranted
With the price you paid bsck in 2011 to 2013 and the locariom of the project and osk good name, its unacceptable for developer not to provide aircond pipping.
And this wasnt 1st time osk build apartments therefore i totally dun get it when it comes to open walkway lift and rain here.
But am sure u were aware of such arrangement b4 yOu signrd yr spa?
Years ago when i visited their cyber project show units...i already sensed that the show unit didnt have the refinement required for such priced popety....already lost fate in osk then
Note
For my understanding. Developer will never use contractor that built their show units (landed here) to appoint them as main cons for the same project.
