I think you got it wrong. Happy Garden is developed by Sim Nam Housing Development, my parent bought a shophouse with the developer 40 years ago in Happy Garden. The office is still operating in Happy Garden shop near morning market area, at the row of shop behind the toto/4dmagnum. By the way, Sim Nam still have many land bank around this area, the empty land next to La Salle School, terrance house land located next to the already exist Jalan Selesaria terrace houses, commercial land located after NSK, there's a "L" turning, you look at your left side, currently got car wash and selling 2nd hand car, you look deeper, there's a whole huge plot of land not developed yet.

Next to La Salle school still got land? Is it the near the syabas water tanki side?

No no. From Seringin (on your left), go straight, before you reach the school, you see one empty land next to the school, not very big land, at the junction where you turn left to terrace houses and Le Yuan.
