1. IMO, the alternative cost will be around 650k if i were to buy a land and build on my own. Land cost for 2150sf (25'x85') @80psf would easily cost > 180k.

2. In my humble view, the most effective way to build the perimeter fencing is before VP and not leave it to the residents association after the handover. The fencing cost is relatively small(vs the selling price) to InP in achieving higher brand value for AI when there is still huge GDV to be realized/developed in longer term. To make this happen, the best is each Pentas owner to write in the request individually to InP. Appreciate anyone could provide the right email address of InP.

3. future cap value upon handover in 2yrs' time, my personal take is 300psf-350psf. Why? this pricing range is prevalent in TODAY's many new landed or highrise props in Shah Alam

galvanised fencing only possible if InP were to build it. They have to weigh the cost vs benefits. In my view, the benefits of proper fencing far exceeds the cost as it will enhance the AI brand.

If this leave it to RA to contribute and build after VP, i am sceptical of the doability.....i hope i am wrong.

AI phase 2 is generally on higher land(5-10m) than phase 1. Pentas is phase 2.

Pentas 2 to be completed by Mar 2013 as per plan....seems fast and hope quality will be maintained but only enjoy DIBS for few months

LAD = Liquidated and Ascertained Damages

Fat chance for InP to pay LAD as Pentas 1 & 2 expected to complete within 18months as per current project plan with 6 months buffer

anyone got email address to InP senior mgt? I plan to write in about the request for perimeter fencing. If InP wants to sell out Pentas2 and Pentas3, this fencing is a pre-requisite. this can be easily achieved by obtaining consent from 85% buyers.

on the contrary, i am pleased to see Pentas 2 sales is not moving as fast as earlier phases. This will send a message to I&P to improve 2012 sales by

1. erecting the galvanised perimeter fencing for overall Pentas superlink DSL to enhance the "security" proposition to new prospects
2. building show house for Pentas 3
3. accelerate the commercial amenities eg hypermarket, international schools & etc
4. throwing in more goodies/freebies eg air-conds, full dibs, etc

sorri for asking another question : During your visit to the site yesterday, was Pentas2 on a higher ground than Pentas1? From the pixs, i noted there are under-con hses in the background that seems located higher. Any idea those under which phase?

If InP wants to push Pentas 2 and 3, they really need to step up the marketing efforts in the following:
- build sample house
- reinforce the USPs eg low density, space, lushed greenscape...
- commit to build galvanised perimeter
- confirm more details on the commercial eg JUSCO and international school
- consider full dibs
- put in more freebies....kitchen cabinets, air conds, etc

if InP head honcho's are reading this thread, you shld know what to do next.....
