yup...i booked one and the unit is not bad (near lake).

i am still 1516 and will consider carefully before signing SPA. perhaps i shld follow taikor LionKing's advice....whack first and worry later...hehehe

760k oredi not easy to push Pentas 2 and the mkt needs longer time to digest the sudden supply surge.

If Pentas 3 is targetted >800k and expect quick sale this year, I&P needs to give more goodies ie full DIBS, freebies & etc and works harder in the communication program emphasing USPs

For Pentas, what attracted me are :

Product
1. DSL with SMD bu size. 25' wide frontage is my fav.
2. clay roof tiles - durable, classy, cooling effect. Normally clay tiles used for high end props
3. plastered ceiling for whole house incl upstairs (UFO boss, can confirm this?)
4. high ceiling (11'/12' for upstairs/ground)
5. courtyard feature
6. 3phase wiring

environment
- guarded and potentially fenced
- low density
- near lake
- dev's generosity to provide more space and lushed landscape
- 50' wide road
- many schools nearby including chinese school in Kota Kemuning
- near to few hypermarts, hospitals

location
- accessible and not far to KL, PJ, Subang, KLIA (but pay $0.60 toll per entry)
- near to Shah Alam/Klang - matured industries with job opportunities
- only 10%-20% developed for whole AI....still high GDVs to be realised by devs...hence commitment to grow value from InP and Naza TTDI is high



all above at below $250psf.....WTF? (Where to Find?)

phew.....my loan got approved finally and i can sign the SPA now.

10%RPGT impact in the 1st two years (from SPA date) is not significant....

No d/p upon booking but need to sign SPA within 7days. 25k is required during SPA signing. the balance of 10% has to be settled within 60days from SPA signing.
