If someone swing open the door, might hit you in the face. Or worst, being so close to a constant source of water means the wood will deteriorate fast. Don't know which smart pants go design to such a manner

I think developer still have limited units.
For subsales, for sure cannot get value from bank despite most of the agents here insist there is one transaction matching their asking price. That particular transaction is a one off and way higher than market value.
Just some info to share.
