Good for investment/ stay? Need advise from gurus here smile.gif
It cost >700k, 1200sqf, 1 car park, limited freebies, 0% interest free during construction, target completion end 2013. Titijaya a reliable developer?

I bought a unit in end 2009. Should be good for own stay as it's low dense and situated in a matured township. Investment wise dont bank on it as there are other sub sale condo selling lower i.e Olive 450psf. Close to Komuter track which is the cons.
Log into Titijaya website and check some of the projects undertaken by them then you will roughly know whether they are reliable ...
Saw on paper earlier this property won a prestigous award. Not sure if this will boost it's value.

Titijaya built E-Tiara and Casa Tiara if not mistaken. But 700k? What's the toilet bowls made off...gold??

You've missed the early boat when it was launched two years ago. At >700 psf it leaves lesser room for appreciation. You might consider for own stay though. When it was first launched I asked myself, why would I pay 600k for a sardine can when I can buy a landed terrace with bigger built up just opposite. No offense to Parkhomes owners ok biggrin.gif

As for the developer, it has a two (if i'm not wrong) projects in Subang before Parkhomes. Tiara ville and First Subang. Don't know about Tiaraville but First Subang was supposed to be completed in 2009. It was completed only recently.

I'm upgrading from landed to condo ... due to wife request. You are right .. at that price you can get a decent landed closeby ... just need to fork out extra repair cost due to it's age (>20 yrs)

any idea how does the refinance work? lets say the lock in period is 5 years & from 1st to 5th yr im paying RM2000 for loan repayment, if i refinance my property, will it reduce the loan repayment in 6th yr?

taitaikor, for me as long as low density G&G and located at area which I'm familiar with then should be fit my min criteria. Perhaps maybe after some time I'll move back again to landed .... never say never tongue.gif

Is it still worth buying for investment with whooping 630psf? Just been to the roadshow a few weeks ago, they are offering rebate of 9% with only 1% down payment.

It delayed quite long, is the developer willing to pay the delay compensation to the purchasers?

630 psf is on high side. After rebate still at 575 psf.

A 1200 sq ft unit cost a whopping 690k even after discount.
