after all, the loan is between the bank and the borrower, nothing to do with the developer.

Oooo so if abandoned or delay cases v surely need to pay ourselves loh

drawdown to date would be
10% deposit
10% foundation
5% sewerage
5% drainage

so worst case scenario would be approx 30% of purchase price?

anybody being billed for structural completion yet? 15%?

Yep not much though. any reason why do they billed sewerage and drainage where it supposed to be towrds the end before VP.

Nobody gets it too, not just u. That's why a developer with no track record with a sold out project being delayed without a logical reason is really frightening.

i think the delay is caused by the change of contractor happened last year?

I asked if anyone know of the developer's past record...but no answer. That doesnt necessarily mean no, but if you're a buyer, you should know. And would be good to know of past record. So do u know?

they have delivered other developments before.
in setapak although reviews were unfavourable.
both in terms of quality and management after completion.

now is at 10-11 floor and they still got roughly 13 months to complete.

so if let say they speed up to 2 floors per month, they need around 6 months to fully complete the structure.
internal fixture can it be done in 5-6 months? let say they work together from the bottom when the top structure is still being work out.

another 3 months ready for inspection and VP?

honestly, think it's still possible but judging from the lack of experience in their management, it would be unlikely.
guess it's consider lucky if can complete later by no more than 6 months.
hopefully they will be honourable enough to pay LAD.

I'm fine if slightly late deliver but at least must in good workmanship like Semarak, title floor are install properly...

I dont mind for delay within half year.. I juz afraid that abandon project only...
