The price tag is high. Cheapest units available are >400k. But with the discounts, rebates, ur getting roughly 8-9% off. So for a <700sf 1 bedded with 1 carpark, you're looking at rm400k minimum. Now, u take a 90% loan, u service about 1.7k/month. Add rm0.33/sf management fees, and yearly assessment rate of a commercial property, your monthly output is circa rm2k/month.

So what's ur play?
Rental? You need to rent out at >rm2k/m to be profitable. A 1 bedded in cyberjaya going for rm2k/m....do u think it's doable? This is next to MMU, so it's student rental 80% IMHO. Its empty land north and west.
Cap appreciation? 20%? Well, do u think cyberjaya can command rm700/sf in 3.5 years time?
Own stay?

If yes to any above, then buyable.

Sorry but if the sales agent are giving mis conception even for such a term, I wonder if there is any other mis conception in major issues? No offense to the sales agent. But we just need a clarification from someone who worked there. Otherwise we got no one to clarify?

And regarding your answer to that this project is meant for working adults and student, so is not for old pension ppl due to it's modernize. How many % of population in Malaysia are under the category of working adults and student?

Those are SOHO, pretty grey area... when talking about M3, those are service apartment for residential use.. clear guideline from HDA..

I believed all the project and banks offered is the same because both of them are bound into the same agreement from BN and HDA. If residential(even for serviced apartment built on commercial land), it will definately be tight to ltv 70% if 3rd props. If commercial, 85%. SOHO falls under commercial so can get 85%. I have not gone through any SOVO or SOFO agreement yet so I'm not too sure but I assumed is the same term and falls under commercial loan@85%.

I didn't ask him anything but I just felt weird when he said SOHO=100% residential.
On the same land consists of SOHO and residential suite, is because the entire development is sit on a commercial land. And, only the term serviced apartment can be endorsed as residential suite that built on a commercial title land.
If the land is residential land, SOHO or whatsoever will not be able to build on it.

Went to the showroom last Sunday and a few questions raised if someone from OSK can answer...

1. There was no building/unit build specification when I requested it.
2. There was no layour plan for certain units. For example unit #SA-18-07


Call me silly but I placed a booking anyway signing on the dotted line stating that I have seen all these documentations even though I have not. Its only a booking so I'll see everything once I get the S&P and get a full refund if I don't agree to the specs.

On another note, the agent also kinda misled me... she said the SP Setia Eco Villa was right next door across the road south-side, when it is actually a few kilometers north-ward! Minor lapse in detail, but it does show the professionalism OSK agents are.

Keeping my fingers crossed!
