You actually booked the unit already then only proceed to PM me for my opinion? D**n you dude, don't waste my time again next time. Your action in already booking the unit renders my opinion pointless, since you have already decided.

dude. i talk and ask u nicely. u dun have to rage. is true that i already book a unit there. but i dun mind loosing 1k if i need to cancel my booking. since im new in this investment thats y im asking your opinion since u have more knowledge in this. bdw thanks for ur explaination. but u know other development also offer same studio unit around cyberjaya so are these population is enough to cater all the property? i guess its true all the studio owner may need to have strong holding power. currently there are still available studio unit..but other unit kinda sold out if im not mistaken.. so other investor dun think that studio unit in pangaea is a gud investment???... if not surely already sold out..

Ok, forget about that. Let's just close it and move on.

There are 150,000 new marriages YEARLY in Malaysia. And around 180,000 fresh graduates (from the 20 public and 26 private universities in Malaysia) flood the job market every year. This doesn't include the 120,000 emerging from the countless technical/skills training institutions.

Anybody want to guess how many new residential units are built in Malaysia each year?

what you all mean by holding power?  hmm.gif
*
Means the ability to serve the loan even though its vacant, with no rental income. Can be months or if unlucky, even years.

50 units is the figure i get when the roadshow end on 7 april. today left how many unit i oso dunno. maybe really left 10 unit now.
*
Dropped by the show gallery today. Counting the unoccupied units on the sales chart, exactly 20 units left.
Quite impressed with the 450sqft unit and also the 893 sqft unit. But the 980sqft unit (2+1 duplex) is very misleading, way off the actual product that buyers will be getting. Don't understand why they would want to develop another model altogether and inform customers that "you can renovate extra money, and renovate your unit so that it looks something like this".

From a 2+1 unit, they merged it into a 1 bedroom studio unit only. Best part is, layout was terrible, you will have no idea where is the space that they have reclaimed from the 1+1 bedroom space. Those who have went there will know what I am talking about.

I believe quite a number have booked, but that does not necessary mean sold already, as in, yet to sign S&P.

There will be a new development launching soon beside Solstice. slightly more expensive than Solstice. Pricing wise still negotiating with the developer to offer more rebate. Interested buyer can let me know. I'll PM the details after i get more info..  rclxm9.gif

Are you referring to the boutique apartments? Or another project outside of Pangaea?

Dear Malaysia Driver,

Thank you for your reply.

First regarding your kind reply on my post, i would reply as below:-

1) Please kindly read the topic of this thread, which is PAN'GAEA (the whole development name) CYBERJAYA - PARAGON & SOLSTICE (it says paragon & solstice, if you do not understand what is that)

2) This thread originally started with Paragon post, which is the 1st phase of Pan'gaea, then continue to solstice, the 2nd phase of Pan'gaea. Please check back to the page 1 for evidence.

3) In my previous post, i had mentioned the units release is after SUMMARY of the loan rejection. Which means up to date by now, every units sold are either SPA signed, or loan rejected, and summarized with this final result, therefore released units up for sale again.

4) Btw, we are having booth event at the curve 1st - 4th May now, 10am - 10pm. Please drop by and check out if you need FURTHER VERIFICATION, EXPLANATION, CLARIFICATION details on the this project.

Thank you very much for your valuable opinion. However, "Bullets prior to study" is much not appreciated.

Should you have any inquiries/ interest, please do not hesitate to contact me by 014-6331328.

You are right, you have your facts on your side. But I think if you are in here (this forum) to get customers/potential buyers, you got off to a very bad start.
Do be more diplomatic and courteous.

Just my 2 cents.

Hi, wish to clarify I am not OSK SA.

Imagine if you receive this kindly of reply directed clearly to you how would you inter-prate it from my view after 1st post? Read and feel?

"This is Solstice site.  Paragon site elsewhere.  Seriously loan rejection?  After so long still haven't sign SPA?  Flipping more likely lar...."

I am thinking did i said something wrong, why would he directs such censure towards me. I would not like to give away hostile reply either if i never received from one.

Anyway, just want to explain on this. I come in peace, and do not meant to do any of these or bring unpleasant feeling to you guys. Sorry for any if there is. And thank you Soros007.
*
Your intention might be good, but the way you went about it is certainly bad, almost unacceptable I would say, as a person who is seeking sales here.
There are so many ways you can go about it nicely, such as

"Bro, this forum should also be ok I think, since the title says Paragon & Solstice, right? Sorry, googled up Paragon OSK and the it brought me here... :-)"

Anyway, no point continue arguing about this. Let's get back to the property itself. What is the price for Paragon now? Care to reveal or PM me?

Went to solstice showroom last week, totally disappointed with their layout, design and structure with the 2+1 duplex. I have signed the LO but have not sign the S&P yet, still in time to withraw from this? Can get my 5K deposit back? Need advices here.

QUOTE(1282009 @ May 5 2013, 04:39 PM)
What's wrong with the layout?
*
That's what I thought too....of all the unit types, the 2+1 duplex is the most disappointing. I think what went wrong is the fact that the showroom is nowhere near the actual product that one will be getting. It's suppose to be a 2+1, right? But when one walks in, all one sees is an average living room, and when you go upstairs, there's your 1 bedroom. Wait a minute, how about the other 1+1? Nope, nowhere to be seen. And best of all, you just can't visualize, and what I mean by can't is, it is seemingly impossible, spatially and physically, to fit in the 1+1 bedrooms. You would be lucky to even squeeze out an additional bedroom out of it.

What's the point of showing such a unit? From a 2+1 duplex unit to a fully single bedroom duplex unit, I feel that they are trying to whisper the message across that users can spend an additional RMXXk to tear down their fully furnished units once they received the keys so that they can convert it to a single bedroom duplex unit. After all, the 2+1 duplex unit layout is not good, that's why we didn't even plan to show you how it looks like when it will be handed over to you. Irony is, duplex unit was the first that was fully sold before the showroom came out. Then again, it could be because the units were limited.

That being said, the other layout (3 bedroom, 893sqft) was really good, IMHO. Utilized every inch of available area well, with even room for a cozy study area.

Something seriously need to be done for those who have purchased the duplex.
Whether is for own stay or investment. 1 room is not going to be enough even for a small family.
How much rental can you get for a 1 bedroom duplex considering all the other developments nearby when you actually invest more than 500k for the 1 bedroom duplex?
*
Well, to set the record straight, buyers, I believe, WILL STILL BE GETTING it as a 2+1 setup, as promised in the S&P.
The issue is, the very fact that the showroom is only a 1 bedroom duplex unit, means either the actual design is really lousy and they don't want to show it to customers or they made some huge blunder in the showroom setup.

very surprise it is a sold out.
if i am the buyer, i would take vega from pai
*
I would be surprise if VEGA is a sold out, considering that most of the land banks in Cyberjaya is freehold, but not VEGA. VEGA is slightly cheaper than Solstice, but Solstice is within a strong mixed development with a lot of features.

the arc is killing most of the surrounding.
vega still got many room for growth. that's why pai promote vega and keeps buying up.

A good project would be snapped up in no time, as compared to one that needs to be continuously sold over a long period of time. :-)

Just my 6 cents.

Was informed that OSK awarded contracts to Eureka on 24 months basis, will it be able to be VP earlier as promised from 48 months earlier?
*
Highly unlikely, given that its 40 storeys high, completing it within 2 years means working round the clock even at night.
But its interesting that they are giving it on a 24 months basis, the contract.
