Hey neutronX, glad to see other buyer of X2 here. I purchased a unit as well last weekend, was attracted by a few selling points:

1. The spacious built-up
2. 3 parking bays
3. Low down payment + Interest free before completion
4. Adequate facilities provided

With the Bolton developments (KFC + Pizza Hut, shopping mall etc). Wish to see more activities around this area.

I think so too its good for own stay. Furthermore they have the Wharf and Millenia commercials to look forward to, at least in terms of convenience something is coming up.

50% out of 342 sold means 171 units sold within 5 days. I congratulate you for that achievement.
I guess majority of the purchasers are coming from TPP residents? Do you mind to share?

Went to X2 showhouse last weekend and these are my observations:-

A) Advantages

1) Low entry - just pay RM 3K to own the apartment
2) Very spacious
3) Resonable price - starting from around RM 260psf
4) Lower maintenace fee (RM 0.11psf)
5) Very good for own stay
6) Good facilities
7) 3 carparking per unit
8) Different entrance for residents and visitors (ample of parking for visitors)
9) DIBS
10) Reliable developer


B) Disadvantages

1) Location - bit inside and poor public transportation in that area - but not very far from the proposed lrt extension station (few km away)
2) Would not fetch high rental (if buying with intention to rent out - not an ideal investment)
3) Appreciation in price (very subjective)
4) 18 units per floor (more like an apartment/flat rather than condo), less privacy
5) Poor layout/floor design - from my observations from the floor plan given, except for living, master bed and bedroom 1 and yard, not sure all the other bedrooms and bathrooms have windows or not,even bath 2 is parallel to bath 3 which is very odd, but anyway need to clarify this with the developer - if do not have than poor ventilation
6) The developer will only manage the place for max 2 years and after that the JMB would eventually take over the management - I personally do not think the place can be maintain at RM 0.11 psf - but I might be wrong

All the above on my personal observation only and buyers preference are different from one to another. Feedbacks are appreciated.

btw, again - if the location is ideal then the price would not be 260psf definitely...this product has to be viewed in a total package....IMHO smile.gif

As for all the rooms, i believe all will have ventilation and sunlight...

well, as for maintenance i believe metrogen is a prudent developer based on their track record - they wouldnt charge us 0.11psf if they knew they are unable to maintain the place....again just my 2 cents smile.gif

All the rooms except maid room have windows.


But for toilet/bath, 4 out of 5 is w/o window to outside, meaning that odour could be a problem. May need to do mechanical ventilation to tackle smell problem.


In usual case RM 0.11 psf is very low, maybe just enough for low/medium cost walk-up apt. But for this X2 may need to look from diff. angle due to large b/u.


Including sinking fund 10%, each unit abt RM290/month x 660 units = RM 191,400.00 per month.


Enuf to maintain that place? Any feedback?

i love type 5, 2094 sqft, only 1 out of 4 toilet without window and 4 sides of the unit do not share wall with your neigbours (can call it bungalow in the sky ar?). best part is got 2 separate balcony. can someone help me upload layout?

I have a few friends staying there at the double story terrace area... few unit away can see a unit full of foreign immigrants packed in one house... and always see immigrants roaming the streets... maybe that is due to many construction works around...

what i meant was a luxury condo will feel out of place there, due to lack of nice landscape and badly maintained road... sorry i offended those TPP residence out there... not implying you're low income group... icon_rolleyes.gif

I'm new here. I heard from one of the SA mention that it going to increase 30K per unit start from this Saturday (8-Jul-2011) which is 7 days after they launch.

I'm going to visit the showroom tomorrow, will update here if I got any 'news' =)
