Depends on the price of the house. A really bad conditioned one would generally go for below market.

Plus the cost of renovation, your house once completed would be equivalent or slightly higher than market price. This depends on how much prices are increasing at the time.

That's my thoughts anyway.

No right answer here.
It mainly depends on what the buyer wants.
As for me I am renovating a "home" at the "location" I want. blush.gif

Some good location, you can't find new house. And who can guarantee new house is good and no need renovation?

Agreed! Location is the most important fact for buying a home. Besides, like weikee mention, some new house (standard cost ~400K) may not have the same build quality (sand brick vs clay brick) as the older house tongue.gif

i thought even new house need renovation rite empty ma...subsale some comes renovated nicely thus dont have to hasle to do renovation, unless you buy a rundown houses.

Well if is a new house, you can move in with just getting furnitures and fitting. Of course people than to change the house to their liking, thus renovate. I really admire people in extreme reno. smile.gif

It is worth if the location, environment stay and price + Reno is not big different.

New house does not guarantee you will have a good stay. While 2nd house will have a better guarantee good stay.

New house just give you the feeling of " New " sometime I feel it tricky. hmm.gif

Totally agree. New house you have no idea who will be your neighbour until they move in. And in some places you don't even know if your neighbour is gonna rent out the house and all of a sudden you find a whole bunch of people living next door.

Do agree on the advantage of 2nd hand house. Then again new house have warranty. To be honest i had never bought 2nd house before so i cannot comment the good or bad. So far i had bought and stay in 2 houses which is new and is more convinient as is already in moving in condition. I guess less headache.

If your new house facing an empty land or no house, you don't no what will the developer going to do with it. You may facing a apartment, flyover or a dumping ground. sad.gif

New house can't see the defect which need time to surface.

New taman maybe longtime to get facility and probably don't have at all. The famous is fix phone line which you need for Internet.

How long can your developer warranty? Most of the defect surface after long warranty expired. And don't forget, once you Reno your house, the warranty is void.

In my taman, there is a case where the ground land move and cause few house structure defect. One house drag another house down cause it is double storey link house. It take 7-8yrs to happen. Take fews yrs to sue the developer. Only now the developer start to repair.

WEll, it all depend how much you want to spend and CAN spend...

1) An empty land: Build the whole house from "Zero"
2) Buy a house and scratch the whole house and build it again
3) Renovate existing house with some extend

Better get authority approval and neighbor before you do this. My taman another area, the owner of the corner lot tear down the whole house and want to built again. Kena sue by the neighbour cause it effect their house structure. Guess 2yrs already and the land still empty. No house and can't built either. sad.gif The neighbour sell the house too.

Hi all, i manage to read thru this forum and the information are indeed very good. True live experience.
I'm planning to rebuild my parent's corner lot single terrance house to two full storeys
I wonder if you guys would know how much does it cost to rebuild a single storey house to two full storeys?
Any where in the forum/links that i can too get posting from people just like this one with real live experience. Thanks in advance.

I would think it should cost between RM400k - RM500k depending on the type of fittings you plan to use.
For masonry work alone like new beams, new pillars, concrete slabs, etc... it should cost about RM200k depending the final specifications the engineer provides and any other council updates.

Every try claim warranty before? Major problem like pipe leaking, crack, roof leaking they can do fast. Try tell them the floor not level, wall not plaster good enough (like wave). You be luck if they come fix it.

My new house developer have this kind of good service where they will call you ask how is your house condition and any problem or not. blink.gif That time I feel strange cause never hear any this kind of service before. And they have 1year temporary guard at the main entrance road once the developer finish that housing area.

Later I found out that, the developer is applying for ISOXXXX. Which require some standard procedure.

I know Like See Hoy Chan, Sun Rise are good. Try IGB haha, and worse Talam. Especially Talam you not buying a house, you buying a lan only.

That 1 Talam is legend bad developer. Try go in the bukit jalil side house and see. Even the semi banglo quality like shit.

This is also one of the main reason I bought a 2nd hand house.
I bought my first house from a developer brand new (When I was young and much more stupider tongue.gif )
Ran in to a host of problem.
1. Delay extra 2 years.
2. The lot of land has grand plans, but world economy was at a down turn then, all other lots did not get developed.
3. The other surrounding land by other developer got developed too fast and when that happens, there was a slow uptake, this cause the shops to be populated by low end business which makes the area enviroment to be low class.
4. With this I just want to sell of the house which took another 2 years after to finally find a buyer.
5. Selling price (untung RM8,000), but interest cost, legal cost ..etc, etc, etc.... overall approx Loss RM 28,000++ cry.gif
