The term for this is called a load transfer, 2 pillars are built at opposing ends of the house's width together with a ceiling beam to support existing ceiling beam. This usually causes the ceiling clearance to be reduced by about 6" or so. Needs specifications from an engineer to get this done as you don't want your contractor to cut on cost for the metal bars used.

And i agree with kelvyn, get your contractor to prop up the area that the old pillars have been removed with scaffolding. Better to be safe than sorry.

I plan to put plaster ceiling. With cove light (from L-Box) in the living room and a fan with the down lights located under the L-Box.

Worried about Strobing (fan blades causing lights to flash) and Insufficient Light source/brightness due to down light location.  rclxub.gif

There is the issue of low ceiling height 9.5' and  multiple zig zagging overhead beams 1" (height) X 6"(width). doh.gif

Usually if you plan to do a L-box around your living room, the middle portion of the living room area you can reuse the original ceiling height. That would give your fan clearance and doesn't really give the strobing effect.

The L-box will lower your ceiling about 8 inches from your ceiling height unless you're taking from below your ceiling beams, in that case it would be even lower and not really good. Ideally you should have at least 10 feet clearance off the ground but if there is constraint make sure its nothing less than 8 feet.

You should try Top Ten in Puchong or around Damansara Utama there are plenty of light shops or Old Klang Road. So many choices, just make sure you scout around first.

Yup, heard that from my friend too. Am getting my friend who's a network engineer to troubleshoot and do the flux testing for me.
Am planning more for network usage with network TV for future once the price has dropped somewhat to capitalize on OTT and console VOD streaming capabilities in future.

These items usually puts a heavy load on the network and rather get higher rated cables to support this. Otherwise potong stim only when everything has been set up then the video streaming stalls.

Bottleneck is not always the cables Be it Cat5e, or Cat6. If the speed have reach 1Gbps, the bottleneck is on equipment throughput like H.disk read write, switching capability on your switch(es), router and noise.  That is where the equipments like Cisco, 3Com, HP come in place.

Getting Cat6 is like having a high speed tires, but the engine, car design, road and traffic is many other factors.

Agreed. Logic is since it's going in together with my wiring my as well go for Cat 6.
Malaysian ISP speeds are far from desirable... but much better than dial-up days.

I remember the days of wanting to use MIRC past bedtime during school days and having to muffle the sound of the modem connecting. Hahahahaha... how times have changed.

Definitely blu-ray quality streaming mar... thats why we all want Unifi, no?
My incoming for Unifi sits under my staircase but my desktop/server sits upstairs in the study. Am planning to stream through LAN.

Depends on the price of the house. A really bad conditioned one would generally go for below market.

Plus the cost of renovation, your house once completed would be equivalent or slightly higher than market price. This depends on how much prices are increasing at the time.

That's my thoughts anyway.

Totally agree. New house you have no idea who will be your neighbour until they move in. And in some places you don't even know if your neighbour is gonna rent out the house and all of a sudden you find a whole bunch of people living next door.

I would think it should cost between RM400k - RM500k depending on the type of fittings you plan to use.
For masonry work alone like new beams, new pillars, concrete slabs, etc... it should cost about RM200k depending the final specifications the engineer provides and any other council updates.

Very important to get specialist to do installation of tile & marble flooring. The uncle I used took almost a month to finish up my toilets, ground flooring and kitchen counter tops.

Happy with the work coz I know this uncle is quite anal about his work. Only downside for their service is that they accept cash payments only and the bill can be quite hefty.

Dude... You should try carrying a Grade A timber door. That door is as solid as your security door and it's heavy as hell. I've carried Grade A, Grade C and plywood doors for comparison and the difference is not visibly obvious.

Wood door is ok for outdoors if you get the right type and it doesn't come in direct contact with water which will cause the wood to expand.

My main doors are solid timber doors and the door installers said no issue using it. Plywood and Grade C timber doors not recommended.
