Hi guy, i am one of the stuff who working in DK leather seat. The so call "garranty" RM5500 per month rental is not stated in ur S&P or HP agreement. It just more to a slogan to make attractive of the sales. Let said the cheapest unit RM450, minimum monthly installment will be around RM2.5K. Do u think u can easily rent out a 2 room condo with RM2.5? And dun forget there is a lot of condo surrounding tat area too, such like Koi Kinrara, Puchong Jaya........the rental there less than RM1K. DK had offer 5% discount for stuff purchase and 5% for early bird as i know. So far the phase 1 had 100% sold out.

How strong is this developer? The biggest car leather seat manufacturer in Malaysia, used to be public listed in 1st board but delisted after that.

The only feasible tenants are probably those attached to Taylors College. It is a tough sell... A 3 bedroom intermediate unit apparently goes for over RM550k. I am not going into the price per square foot yet... at this cost, one has to rent out the whole unit above RM3500 to make ends meet. If rented to students, assuming 4 students live here, it will cost them just around RM900 per head - obviously single rooms cost more. This is beyond the means of most students although admittedly Taylors College has many rich brats. So, this will obviously encourage up to 8 or even 10 students to pack into a unit causing them to be very undesirable neighbours. So families? Slim chance to get families to live here.

Hi, I'm one of the exclusive agent for the Sunway@Senza Service Residence SOHO units and it amazes me that you're commenting on something that you have idea on it. I even doubted on whether you're really as what you claim are - one of DK Leather Seat staff. I heard from their sales team that staff are entitled to a 10% staff discount on the purchase price and not 5%as you had mentioned. Where did you obtain your info ?

Morever the so call "guarantee" rental return of RM 5,500 is definetely not stated in the S&P but purchasers are required to sign another Supplementary Agreement for the GRR scheme. This GRR scheme is only applicable for SOHO units (meaning BIG units). And btw, why was is HP agreement doing in a house purchase? To my knowledge HP is for Hire Purchase blush.gif snot ... Been to there website, but was unable to find the 2 rooms type that you have mentioned there. The small typical type would be type A & B , whereby at 1036 sqft and 1070 sqft comes with 3 rooms 2 baths. Wrong info again from you thumbup.gif This project is nearer to Sunway vicinity rather than to Puchong. The rental for unfurnished unit condos at Sunway/Petaling Jaya cost at least RM 1800 to RM 2000 (typical 3 rooms). Another main point is the walking distance from the project to Taylors University. Do you expect students to walk from Koi Kinrara or Puchong Jaya ? Maybe you should give it a try first.

We could not discounted the probability of students from Taylors flooding to this block of condo but don't forget that there are alot of young couples who are working around Sunway, PJ and Puchong as well. Those would had bought earlier is definetely making a healthy paper gain in their investement as price persqft for their smaller units as risen . Price is expected to rise further as their 2nd Phase would be coming up soon early of next year ( expected RM700 persqft-fully furnished ). What I can add somemore huh ? Do you guys know what is the price of accomodation for students at Taylors if they choose to stay at their hostel. Try to check-it out from Taylor website. It would cost around RM 1000 for a room with en-suite bathroom and its only around 150sqft room. Try to do the calculation yourself. Its very irresponsible for you to simply post comments that is baseless.

Yeah, its the Boss call . Some project I heard also can but for the mean time, this project the BIG BOSS dunwanna mafan to give concern for transfer. Unless both parties are willing to sign separate agreement before the VP, after VP only sign SPA and do the necessary transfer. But dun think someone who wanna do it this way. DANGEROUS !!

hi all...i noticed there's something going on (new development) very near taylor's college new campus. You can see on the left hand side after the sunway tol towards kesas highway. Seems the project is near the river bank too. Any sifus got any idea what's coming up over there? Many thanks in advance.

Expensive a bit nvm but if too overprice, totally cannot get a go at all.

The strategy is totally wrong. Suppose leave some rows for Taylors for rental purposes and Taylors not agree to the costly proposal. Now, Taylors wanted to build a hostel at their own cost.
