 My Renovation in PJ, Wet kitchen and living hall extension...

We bought this (> 10 years old) 2.5 storey 22x75 house almost one and half year ago. But only collected the key 6 months ago.

Self Source
1) Permit Application (RM2,800)
2) new security door front (6x7) and back (3x7), including installation (RM3,688 from Top Security)
3) new 14' autogate system (RM6,888 from Perfect Living fair)
4) wet L shape base kitchen cabinet with acrylic door 11 + 10 (without table top) (RM4,380) - from university mate

The reno work includes (RM60k)
1) wet kitchen extension 11 x 22, with floor tiles and full height wall tiles @RM7 per sf tile (RM19,858)
2) extend living hall 6 x 22 (RM3,800)
3) remove the old tiles and lay new tiles for dry kitchen, toilet
4) remove and lay 2x2 tile (@RM15 per pc) in living hall 660sf (RM7,920)
5) 3 quarter covered the air well in 2nd floor
6) water-proofing for all toilets
7) repolish the parquet for stair case, 1st floor and 2nd floor (RM2,580)
8) remove and rebuild the front gate pillar and wall (RM1,500)
9) concrete table top with 2x2 tiles @RM30 (RM2,850)
10) Painting using ICI for the whole interior/exteror (RM7,800)
a)External – 1 layer selar, 1 layer undercoat and 2 layers ICI Weathershield
b)Internal – 1 layer selar, 1 layer undercoat and 2 layers ICI Pearl GLO

The contractor was recommended by my friend. He did my friend's sales manager (SM) house in SJ. After that, the SM neighour also renovate by him after comparing the his quote with others. Then neighbour's two sons in Setia Alam give some job to him.

His quote normally no much discount, as he told me he don't quote high and prepare room for discount.

M&E works includes (Estimates RM10k)
1) add lighting (RM45/pp), air cond(RM200/pp), plug(RM75/pp), astro, telephone and unifi points
2) upgrade to 3 phase (RM2,500)
2.1 application by TNB approved contractor range from RM600
2.2) relocate the TNB cable due to living hall extension RM1.4k
2.3) overhead connection RM300
2.4) Top Up deposit RM200
3) change the DB Box
4) Amour cable 12 for autogate, door bell

Lightings (RM8k allocated)

This wiring man is the contractor recommended person. I select him as I feel he is easy to negotiate and easier for contractor to work with

Id work involves
0) 4 3D drawings, M&E, Ceiling, Layout plan (RM4,950)
1) TV panel, wall paper
2) Divider
3) Master bedroom
4) Home office book shelf
5) plaster ceiling on ground floor, 1st floor and 2nd floor (@RM2.40 psf)
6) curtains and blinds
7) colour matching, tiles selection etc..

This designer was recommended by another friend of mine who let her do his Semi-D in Bukit Tinggi. He was also recommended by another friend which is also stays in the same area with him. My friend is moving in this earlier June.

Started to get the quotation for reno and ID since Feb 2011. Initially only allocate xxx for the above, but it bloated drastically...

Just started the reno work 3 days ago, after getting the PJ reno permit which taken about 5 weeks.

Will upload the pictures from time to time.. Schedule to move in early August.

mind sharing your cost for the items highlighted and recomended contractor?
i'm also gonna do plumbing the entire house + pump + new stainless steel water tank.
and lastly adding a bathroom/powder room to the living hall extension.

660x15=9900. why 7920?
@RM15 psf included the tiles?

Haha! Your window is exactly like mine. You will have to stick with roman blinds. Relatively expensive lor! Anyway, your house will not be dark.

If you can, avoid 2" width window. Not cost effective to install curtain.

Others things you should consider :

Change all your piping.
Pull amour cable for auto gate.
Remember, remember, remember to ask the contractor to skim coat the wall.

I estimate you will need RM150k the very least. Good luck.

Thanks for your advice, and welcomed others advice too, as I am novice to this renov thing. This is my first house and renovation. Not much time spent on the research though.

The window size is 2.5'x6'.
Will install full height curtain for living hall window.

Piping, the previous owner already changed using cooper type. So will maintain.

Amour cable 7 (RM4xx) was in my mind instead of amour 12(RM8xx), the door bell will use remote control type.

The wall looks quite smooth too, so no intention to do skim coat leh...and the whole living hall and dining hall at the TV panel wall will be using wall paper.

Better change to ABS piping, copper piping will corrode over time. As a precaution, lay another main piping for stand by. You do not want to hack and install a new piping. That if you are to stay there for long haul.

It is because all the time proof precaution that caused my reno to ballooned 30-40%.

Nice wall paper will cost you a bomb. Labor is the key.

Don't you wanna change all the toilet bowls? I do not feel comfortable with "old" toilet bowl.

Plan your electric socket well. At least one or two socket in 100sf. Easy for vacuuming.

The waste disposal alone will cost more than RM1500.

Boy! There are many hidden costs.

i bolded the part that i'm interested to do. highly looking forward to your bathroom reno.
you seriously ain't considering engineer flooring/laminate timber flooring for your 1st and 2nd floor? polishing alone is around rm2.5k. a new one will be more expensive but not by a lot. think about it.
and pls consult your contractor on cost of adding a bathroom/powder room to the living hall extension please.
and my place is in pj too.
your contractor looks efficient.

My budget also around rm15 for 2x2 tiles. mind to share the tiles brand and shop u went?
I also got rm10psf to hack and removed the existing 1x1 tiles and disposed the rubbish from condo.
Hope i not choose the wrong tiles person, cos his price is most expensive in my quotation...other just quote from 6.50-8.50psf.

Agreed with Kochin.
I have 600sf parquet on 1st floor and polish alone cost 600x2.30=1380.
and it cant last long...i polish my current house...the color and gloss will gone in few month later.
So i plan to top up another 3K++ to change to laminated floor.

my wireman or TNB wiremen? My wireman want to charge me RM800 for that, but worry if anything happen to him, or to neighbours' electrical appliances. Prefer TNB people to do so that they can cut off the electricity before extending the cable. Is this part of TNB job? Do I need to pay for this?

The house already armed with alarm system, just need to add more sensor points for the extension. Thanks.

Normal kitchen extension is very cheap, just buy the standard plan which only cost you about RM200, and the approval will be ready in 2 hours. I need to go through longer process and pay higher due to front extension which no standard plan available.

Yeah...5 weeks is long, normally should take within three weeks. The runner (inside people too) delay me in submission. The approval process normally takes 1 week after submission.

The tiles not selected yet, may need to top up if more than RM15 is selected. Will arrange designer and contractor to select in Jalan Ipoh.

Went to Jalan Ipoh, supergloss from China RM9++, White Horse RM16.

I plan to go check out tiles tomorrow, is Jalan Ipoh tiles price reasonable? I plan to check out Japan Ipoh, and 222. Which one you think is cheaper?

I think Jalan Ipoh is famous with tiles and reasonable price, same as Lights in Puchong.

Depend what u wan to get too. example top ten price is cheap but u may don't like the design while other shop have the design u like...i believe u will pay on wat u like.

My ID person is not the part timer. Her shop is in Klang.

Not much progress, mainly hacking old tiles, and wiring...meanwhile finalising the tiles selection from Jalan Ipoh. Notice that the tiles price can vary quite a lot depending on the shop and the right person you ask, eg one of the whilte horse floor tiles 2x2 from RM10.90 to RM16. Transport is free if purchase >2k. No refund but can exchange for certain model.

In technical terms it mean Building Set Back line... Layman terms up to maximum of the house limit...

To be honest bro, majority of the house renovation in Malaysia doesn't comply with Malaysia Building By-Law especially on the Fire Requirement... Based on the photo, I can see that the house are without backlane? correct me if i'm wrong.. This kind of design actually is pretty dangerous in the event of fire occurred....

The back wall of mine and back neighbour is about 10ft. It is within the MBPJ guideline.

Yeah...certain part of the ceiling is very low at 93in.

93" is abit low it might cause your house look abit tight and timid... Anyhow try to play around with some fancy design, i'm sure it will help combine with fancy lights fittings...

the lock system for the security door is very expensive..if broken (by thief), you may need to replace a new one...I am advised not to install security door for main door...back door is ok...and don't order the stainless type security door...as i know, some is not 304 stainless steel like model S1-219 HP...i know got a lot of people kena...rust within a year or even one week...

The most important is the lock, need good quality build lock. If broken can still open is ok. Worse the lock jam inside, cause this door is called heaven earth lock, replacing is hard and may need to hack out.

The main reason i change to this type of door is :
With the price of nyatoh door (with grill) and simple lock system for front, I can get this type of door for front and back door at the lower price too, without grill.

Some charge RM800, some charge RM1,000. Applied through TNB waited and called > 1 week, can't wait. So just get from those approved TNB contractor.

That is the fan hook. The down light hole not yet opened. Should be easy for wiring man. Just open additional hole and loop the point.

Also with the fan switch on, the cooking oil will be spread every where in the kitchen. Additional cleaning up...
Unless you do not plan to do much cooking or opt for western cooking smile.gif

It will not be included in the price for the plaster ceiling. These are extra over.

For manhole, better to use those with aluminum edging. Looks better

Yeah...agree too...but my wife want it as she had bad experience of sweating while doing the preparation for cooking. So the fan is just for the purpose during the preparation.

Yeah...all these are extra charge and can be more expensive than the plaster ceiling for the whole house.

That's a good price for the security door!

I just called and they're now quoting RM3488 for front door 5'7" and back door 3'7".

And for 5'7" double layer doors are RM4000 by itself.

still haven't apply yet. the meter still in single phase. will apply anytime soon.

The TNB cable from neighhour to neighbour is already 3 phase by default. So just use the cheaper version ie overhead instead of underground.

From what I was told for single phase, can use up to 5 nos of 1HP aircon simultaneously.

Drop the idea of changing the flooring for 1st and 2nd floor. As the cost of installing laminated flooring from HouseDepot will cost me about RM12k (RM3k to remove old parquet and level the floor) and stair case RM6k (RM150x40). Stick to the original plan of regrinding and revanish the parquet.

laminated flooring, staircase is the bomb.
they are quoting like rm150-250 per staircase.
and houz depot cheapest laminated flooring is <rm5psf right?

The cheapest single laminated limited colour is RM3.90(8mm)/RM4.90(12mm) including installation.

Other excluding installation of RM1.90 starting from RM3.50psf (8mm)/RM4.50(12mm).

Staircase standard price RM150 perstaircase. (My contractor quote me RM190 using tile)

i did dis for 1 of my client cost at RM2500 for 16 steps while de upper floor at RM4200 total area 900sqft included de whole hse skirting into 2 diff colors..u may PM me if u need more

1. can't your contractor leave the existing parquet below. it will save you rm3k

The existing floor by developer is not level.

As stated in main page, RM2580 for 40 staircase and 1100sf floor. I let the contractor to source. He has his own flooring people.

if build cabinet first, you safe some $$ for flooring lor.
but usual practise is flooring first then only cabinet. who knows, you might change cabinets in future. and with the unfinished flooring, you would be limited to the exact same dimension and spot.

another example. if you intend to put a gigantic mirror in your bathroom, do you finish the wall tiling behind the mirror. some don't, some do. if you are tiling with expensive stones, it makes a difference in savings. say your mirror is 5'x4'. that's 20sf x rm30psf for stones = rm600.

According to floor depot, put the cabinet first. If cabinet on top of laminated floor, then no allowance for shrinkage and expansion of floor.

When the install the laminated flooring they will allow a gap between the edge of the flooring and the wall. This is to allow for expansion, etc.

Like someone mentioned, this will be more than sufficient for any expansion.

He quote me included in the original cost for removing the parque.

Leveling he say told me add few hundred only woh (I will budget in 1K). Sigh i thought he original quote me include leveling. Ok lah no B&W, so this small amount i don't want to make noise since his "Ma Chai" help me spray the TrussGuard termite oil on the roof.

My contractor quote me RM3 psf for removing and levelling. Removing parque should be easy job. But levelling should cost more as there may be a lot of materials required to level the whole floor, not room by room. couple with higher floor. He told me he lost money charging RM2k for previous job.

My plan is use parque, if next time got 2nd phase only change the wardrop and flooring. Just to maintain the budget limit which already bloated.

FYI: laminated flooring, de core board itself is made by HDF (high density fiber board-tropical hardwood) which is 3mm allowance is a must at de edges is 2 allowed expansion at maximum 15%=0.23 - 0.4mm (per-panel) in between 13-15 days fr de core material due to de hot weather in Asia meanwhile for european is diff which is 3% (0.16mm is max-per panel) expansion ther4 de core material 4 them is made by pine wood (softer n more elastic-not advisable for Asia weather). how many panel tat required 4 ur area?????? important: laminate flooring will not expand until the packet is open up.

laminate skirting is at 13mmthk (older type) while 15mmthk (new type).

meaning tat floor depot is giving u an excellent advice! coz i did use laminate flooring alot 4 my project..
reminder kitchen cabinet must go 1st then only laminate flooring

u dun need more material 4 ur levelling floor is only required "Floor Hardener" = 20kg for 80-100sqft depending de thickness u required,usually is 1.5 - 3mm thick.

u can easily get it from hardware shop..ther is many kind of brand such as PENTENS,SIKA,SILICONE,FOSROC (top brand).

make sure ur contractor know how 2 use it..diff brand diff mixer + application for better outcome

FYI : floor hardener is 4 commercial use such as shop lot..meanwhile for residential & small area i suggest u use "self-levelling" or "mortar" 20kg.
mainly alot of them using mortar coz is cheap while self levelling is abit costly due 2 method of application is abit diff.

You can get cheap tiles (those 3rd grade ones) at the tiles shops along Jalan Ipoh, etc. But you may regret later once you see the completed tiling work.
For bathrooms, the quantity is not much. In my opinion, better to get those better quality ones. Due to the quantity, it should not cost much. But the finish quality is worth the money biggrin.gif

No need get grade 2 or lower. Get 1x1 older design but grade 1 or A is good. Headache free.

If get a junior tiler, the end result will be horrible with lower grade tiles. Even with good tiler it look bad.

Not too familiar with the tile shops around Sec14. Just decide on the tile you like. Take note of their price. Then scout around the various tile shops.
I got mine from those shops around Puchong areas.

IMO, any colour would do well with white, except beige.
So you should consider what colour to match with your interior wall, assuming that your window frames are visible internally (can't imagine why not).

I saw other people paint white frame with grey exterior house..the frame stand out quite nice..

I plan to paint the exterior house with white...I would like to make the frame of window stand out but still don't know which colour to use...my window is power-coated white with green glass...

my indon contractor only charge rm120 to remove my 200sft parque. However, one contractor did post this question.. he ask

They are not ready made. They are custom made using hardwood with bolts & nuts. Different project will have different dimensions requirements smile.gif

Who is your contractor that is doing the roof? Ask him to do that. Very simple. Any Indon carpenter can fabricate that. Just make a sample that is correct in dimensions. Then use this as the template and mass produce the rest.
There is no rocket science in fabricating these roof truss tongue.gif

Better to use Hardwood since it is exposed to the Malaysian weather. You don't want to having to replace the rotten timber after few years.

BTW, if you are using the normal concrete roof tiles, suggest that you get the bottom of the roof tiles pre-painted first before installation. Will look nicer when viewed from below. biggrin.gif

Thanks for your advice, kelvyn. Looks like my contractor is the first time doing this type of roof. My wood leg, at the bottom got bit of design. He tried to source around for quite some time, at the end he said need to sent for carpenter to craft the design, each piece cost about RM20.

Wow. If this is the first time your contractor install these kind of roof truss, you better check the truss alignment before he install the batten and roof tiles. Else, if you later find out that the truss is not in alignment or the edge of the truss is wavy, it will be difficult to rectify. An experience contractor will use the diagonal member to adjust as sometimes the plastered surface is not in alignment throughout.

Sad to say that my irresponsible contractor shown his true colour.

After delaying me for months to do bigger project, now unwillingly to continue my house and giving excuse that i delayed his 15%.

All this while I paid him without hesitation up to 80%. He just called and I would paid him in the following day without any delay.

For those who got his contact from me, you can forget about him before regret.

His indonesian workers' workmanship is horrible, especially on the wall patching to patch up due to wiring drilling.

His chinese tiling guys (quite young) workmanship is also unacceptable, all the toilets having the water flowing out issue. And he blame the tiles too rough, not level, or bending. Though rectified for 1 toilet which he agreed is levelling issue, the same problem still exist.

Really regret to have such contractor. All this while what he said about his honesty, trustworthy, responsibility are just sweet/marketing talk.

I am thinking whether should I use the balance of 20% to appoint someone to "chap sao mei".

I faced a lot of contractors turned their faces after collected around 80% of payment (or already confirmed profit made or confirmed risk clear) and don't want to serve owner (or see owner's face or listen to owner's request)..

Not much actually, but with a lot of "sao mei" here and there. Think can be completed in 3 days, but just the focus is not here anymore. Promise to come but keep postponing which delay my other suppliers such as customised furniture, glass door, autogate, transport lorry etc.

The car porch roofing was half-done more than a month ago, and until now still no progress.

The last time he come is just to bring his painter for 2 hours and just to paint one wall and left, left with other places not painted. The good thing is all the paint job is done without minor touchup or cleaning of dust/sand.

All the wall with wiring drilled suppose to have final smooth touch up before paint, but not done, with the intention to cover using paint. It end up uneven, rough line every where.

Parquet gluing was bad...just walk one round, can hear "crack...crack" sound here and there. and he said that was the old parquet which only become loose now after you walk, not covered.

Air well covered with polycarbonate, suppose to have "zink sheet" at the edge to prevent water leaking issue, not done. Only cover with "silicone", and now already can see rain water coming in.

Looks like I can't move during this school holiday.

This is the problem with the contractors. When they start on a job, the will put in more workers and effort to show the house owners. So that they can make progressive claims. Owners will also be more happy to make the payments when they see that work is being done.
Towards the tail end of the job, the payment will be lesser, thus no incentive to finish the job. They will drag their feet.

The wood used look abit thin in this picture....

The wood shld be Balau, and u need to buy good strong bolts to secure the wood. My house roof design is like this..

I think it is simpler to use polycarbonate sheets to speed things up.

Anyway, will share my pictures. This structure need alot of support becuz of the weight of the timber truss and the tiles (1 pc is 3 kg approx). In my roof strcture, the truss is sitting on a kind of a ledge for support. Also, the bold is cast/set in the concrete (as opposed to just put a wall plug).

My kitchen extension at the back has these exposed roof truss (I wanted transparent roof tiles for the laundry drying area.).
The roof truss is raw and has no finishing at all.
Your roof truss finishing is done before or after installation?

He promised to come yesterday and spend for 4 days to finish to outstanding and keep reminding he will collect another RM10k (with that still have about 9k balance). And the rest of "sao mei" after I move in.

He did come on yesterday, with 4 men (1 wet worker, 1 painter and 2 casual workers). The painter continue to paint the outstanding job. The wet work indon worker finished the gutter job, fixed the rain leak problem on the roof and some touch up job on the wall. His polycarbonate contractor also came to add additional zinc sheet surrounding the wall in air well to prevent rain leaking issue.

The other 2 casual workers are non-productive.

Since he looked sincere and thinking of I am still holding the RM9k, I paid him RM10k.

Today he came with wet worker and painter. He told me the roof will be up either this afternoon or the following day depending on the readiness of the wood legs.

The painter continue to paint and told me he can finished his job in another day. The wet worker skim coat a small wall, touch up another wall which was not properly touched up after drilling, help to fix the tap for sink and plumbing, paint the roof truss and roof tiles. There goes day 2.

Hope tomorrow the roof will be up and up to my satisfactory.

I used balau. The nuts n bolts are stainless steel, bought from Asia Bolts & Nuts. The truss is spaced 2 ft apart.

Did you go up to the balcony and check if the zinc flashing was properly installed. Meaning the it is fasten to the plastered surface? It is is done, then there should not be any gap that you see here.

At last my auto gate is up (no motor yet). This is one of my satisfied item, so far...RM6,250 for 14' gate with motor, small gate and pillar lights.

Total installation time about 6 hours, including paint touch up...

Congratulation. This is the feel good factor that you get after putting in all the effort and also the heartache with the renovation work. The satisfaction feeling. Money is not the real issue.

Yeah, if meter is on the side look better. Maybe try to box up the cable, put a small door if incase TNB want to inspect you can open up the box.

Fully agree...

But I think left and right also not space.

Initially was higher, but was put much lower now due to "not sure true" comment from TNB contractor that too high, not appropriate position for the meter reading.

And you are in BU?

Not sure how is DC Moto compared to MTech. But from what I know, DC Moto 905 is OK.
It allows either of the gate to be opened individually.

Thanks for reply. But notice the brochure of DC Moto states that the gate size must be < 1.8m per wing, look like can't handle normal size gate leh...my gate size is 7' per wing.

I am using the DC Moto on my folding gate. Since yours is 7' better to use the arm type

The auto gate motor & gear system is to move the gate. Thus, the actual weight of the gate itself comes into question. If you gate is light (using lightweight material) maybe is will work. Why don't you try checking with the agent?

Really, then I don't think DCMOTO has any model for arm type. Right? The same agent recommend me Aprigate, another recommend Jackpro. Now still unsure which to select.

To the best of my knowledge, DCMoto does not have arm type.
As for those arm type auto gate system, I did not do any research on them.

I somehow find this ineffective...we have a couple of neighbours having this sort of alarm which triggers even during rainy days..sooner we are all immuned and couldn't care less, it is just like 'ohh..another false alarm'. I think BU11 has quite a good community within, maybe just a phone triggering alarm will do, and you could then call the security guards to check out your house..

Agree..that is one of the eye-sore area. Consider going through the ceiling too, but the gap between the roof tiles and beam is too narrow. At the existing low position (due to the beam) of hose exit, box up also not possible.

Still, you shouldn't gone into generalisation them... my house was pretty much renovated/touched(wet works) by 100% indon, eventhough my contractor is a Chinese.. I'm so satisfy with their work, their courtesy in answering all my questions/requests.. Is like maids, not all are bad, some are too good for you to even let them go back home!

I say 9 out of 10 and you probably got the 10th ones.

I am now rectifying the below-standard work and the mess by these bunch of Indonesians.

Anyway to others, please beware if you intend to use Indonesian contractor.

Their price is cheap when they quote to you in order to trap you. Once you are hooked, they will do their work in such a way that it is with lots of loose ends all over and in a mess. Their objective is to make you pay more as you progress further into the works and they perfected this trick. The thinking is to make you pay almost a good contractor price while leaving only a small savings to make it looks like you gain and you think it is alright. It is not as their workmanship sucks.

This will make it difficult for you to continue should they stopped work in between. Don't believe, wait till you see they immediately stopped work if their demands are not met. I bought a friend along who knows about renovation and he becomes very displeased. It is also because he knows that we are starting to be suspicious. Then he disappeared though still taking my calls as if to mock me but will never show up personally no mattar what. He also knows other victims are hunting him down as well.

They will lead you by the nose and demand more money as you are at their mercy now.

It is a painful experience to meet this hantu.

My Chinese contractor boss, also use Indo worker. Work not perfect, but acceptable lah. He do missed some, even floor level some area bit sunken . One wall i notice is not very straight too.

Well, to me is acceptable lah. I have a friend very detail and perfectionist and he spend 3x the reno i paid for a slightly bigger house. If really want perfection, price is always the factor.

That was my thinking until met this Indonesian hantu.

We are not looking for perfect workmanship which we knows it will cost much more. We thought that engaging this Indonesians is a win-win as we are dealing directly with those ppl who does the work only to end up having a nightmare.

And so we engaged this Indonesian conman contractor which had done 2 houses in the neighbourhood. With these neighbours, workmanship on the outside looks acceptable (i dare not say for things that are covered). So we decided to use him and the rest is history.

For those staying in Johor around Skudai/Gelang Patah area, do inform your friends or neighbours doing renovations to their new homes etc to be careful with Indonesian contractors and workers if they are thinking to use them. I can post all the below-standard works which luckily I discovered when he absconded and others came in to continue. I have got no choice but spend more money to rectify these.

9 out of 10 Indonesians contractors or workers have this same thinking and from my painful experience with them is not use them for your house renovation unless you a contractor yourself. Never deal direct with them.

The big difference between dealing with these 9 out of 10 Indonesians and dealing with other races is there is recourse available.

Dealing with this Indonesian conman is he abscond with your money and you can't do anything about it, he leaves your home in a big mess that you have to rectify and you cannot trace them once they disappeared. He even send spies once in a while to see what is happening at your home. He is not out of your life and there is this safety concern for our family with Indonesians, knowing their bad reputation.

My Chinese contractor and Chinese wireman also give me nightmare. After I moved in for more than 2 months, the rectification works still not done yet. I already wrote them off.

Sad to say, trust them at the begining, paid them as request promptly. The wireman (recommended by him) I suspect already paid more than than the total contract work but without invoice, quotation and receipts.

This is my worst experience I had ever faced in my life, spend money and get shit out of it.

Thanks for your concern.  Suppose to delivery to me last Monday, but I ask them not to.  I checked it at their factory, but sad to say, still got some area not to our satisfaction, so ask them to rectify.

Agree.

Not easy to find a good contractor. Just got to be careful and do not trust them. Good in selling koyok and then give you the fake medicine.

Like you, a very painful experience to meet this kind of hantu. Only consolation is to post his info & photo all over via internet. Hopes ppl will see his photos and recognise him and be careful.

His quote normally no much discount, as he told me he don't quote high and prepare room for discount.

M&E works includes (Estimates RM10k)
1) add lighting (RM45/pp), air cond(RM200/pp), plug(RM75/pp), astro, telephone and unifi points
2) upgrade to 3 phase (RM2,500)
2.1 application by TNB approved contractor range from RM600

4) Home office book shelf
5) plaster ceiling on ground floor, 1st floor and 2nd floor (@RM2.40 psf)

This designer was recommended by another friend of mine who let her do his Semi-D in Bukit Tinggi.  He was also recommended by another friend which is also stays in the same area with him.  My friend is moving in this earlier June.

Started to get the quotation for reno and ID since Feb 2011.  Initially only allocate xxx for the above, but it bloated drastically...

Just started the reno work 3 days ago, after getting the PJ reno permit which taken about 5 weeks.

Will upload the pictures from time to time..  Schedule to move in early August.

Not all contractor are like that. I knew this 1 contractor who is really soft spoken, punctual, good workmanship & give a good opinion on whatever u want to know. free view & consultation for quote plus price are very reasonable. Really did a good job for me...hehehe rclxms.gif thumbup.gif

DearAll,
Please beware of a serdang contractor called Hossen, who run away from client renovation contract. He cannot honour his contract and work and leave his work after 3 weeks. So i remind people who looking for renovation, please beware of this guy and check the contractor u appoint if he has good financial capabilities. tks.
