In technical terms it mean Building Set Back line... Layman terms up to maximum of the house limit...

To be honest bro, majority of the house renovation in Malaysia doesn't comply with Malaysia Building By-Law especially on the Fire Requirement... Based on the photo, I can see that the house are without backlane? correct me if i'm wrong.. This kind of design actually is pretty dangerous in the event of fire occurred....

In this case your ceiling height will be lower... Anyhow just my opinion try to flush or same level with the beam soffit/base...

Well, since is within MBPJ guideline.. I reserve my comment... smile.gif

93" is abit low it might cause your house look abit tight and timid... Anyhow try to play around with some fancy design, i'm sure it will help combine with fancy lights fittings...

Sorry to hear about your Contractor issue... By the way, I think your design here might got "Sao Hou" problem lo.....

Just my idea ya... Why not try to use tempered glass design...
