Better to use Hardwood since it is exposed to the Malaysian weather. You don't want to having to replace the rotten timber after few years.

BTW, if you are using the normal concrete roof tiles, suggest that you get the bottom of the roof tiles pre-painted first before installation. Will look nicer when viewed from below.  biggrin.gif

Thanks for your advice, kelvyn. Looks like my contractor is the first time doing this type of roof. My wood leg, at the bottom got bit of design. He tried to source around for quite some time, at the end he said need to sent for carpenter to craft the design, each piece cost about RM20.

Wow. If this is the first time your contractor install these kind of roof truss, you better check the truss alignment before he install the batten and roof tiles. Else, if you later find out that the truss is not in alignment or the edge of the truss is wavy, it will be difficult to rectify. An experience contractor will use the diagonal member to adjust as sometimes the plastered surface is not in alignment throughout.

Sad to say that my irresponsible contractor shown his true colour.

After delaying me for months to do bigger project, now unwillingly to continue my house and giving excuse that i delayed his 15%.

All this while I paid him without hesitation up to 80%. He just called and I would paid him in the following day without any delay.

For those who got his contact from me, you can forget about him before regret.

His indonesian workers' workmanship is horrible, especially on the wall patching to patch up due to wiring drilling.

His chinese tiling guys (quite young) workmanship is also unacceptable, all the toilets having the water flowing out issue. And he blame the tiles too rough, not level, or bending. Though rectified for 1 toilet which he agreed is levelling issue, the same problem still exist.

Really regret to have such contractor. All this while what he said about his honesty, trustworthy, responsibility are just sweet/marketing talk.

I am thinking whether should I use the balance of 20% to appoint someone to "chap sao mei".

I faced a lot of contractors turned their faces after collected around 80% of payment (or already confirmed profit made or confirmed risk clear) and don't want to serve owner (or see owner's face or listen to owner's request)..

i feel sorry to hear that...

when the work is delay they workmanship is high then they will run away from project. better in the future dont trust any one ask deposit 80%.

Pay 10 or 20 % after he start work day 1 or day 2 only do not bother hear any kind story from them no money workers ask money, ask him get from his own pocket if the cotractor said no money do not take him this kind person is very high risk.

Only pay them after work completed

Not much actually, but with a lot of "sao mei" here and there. Think can be completed in 3 days, but just the focus is not here anymore. Promise to come but keep postponing which delay my other suppliers such as customised furniture, glass door, autogate, transport lorry etc.

The car porch roofing was half-done more than a month ago, and until now still no progress.

The last time he come is just to bring his painter for 2 hours and just to paint one wall and left, left with other places not painted. The good thing is all the paint job is done without minor touchup or cleaning of dust/sand.

All the wall with wiring drilled suppose to have final smooth touch up before paint, but not done, with the intention to cover using paint. It end up uneven, rough line every where.

Parquet gluing was bad...just walk one round, can hear "crack...crack" sound here and there. and he said that was the old parquet which only become loose now after you walk, not covered.

Air well covered with polycarbonate, suppose to have "zink sheet" at the edge to prevent water leaking issue, not done. Only cover with "silicone", and now already can see rain water coming in.

Looks like I can't move during this school holiday.

This is the problem with the contractors. When they start on a job, the will put in more workers and effort to show the house owners. So that they can make progressive claims. Owners will also be more happy to make the payments when they see that work is being done.
Towards the tail end of the job, the payment will be lesser, thus no incentive to finish the job. They will drag their feet.

The wood used look abit thin in this picture....

The wood shld be Balau, and u need to buy good strong bolts to secure the wood. My house roof design is like this..
