QUOTE(Felice821 @ May 24 2011, 12:40 AM) Below 300K is near to non-existance in Klang Valley. Unless the size is smaller. Now any new launch easily touch 300K above. Look at Sentul Prime... that would be the cheapest "near" to Setapak. But beware, they are not PV, they only have director from PV. Dont be too carried away by that. |

MRCB plans mixed devt in Setapak
MALAYSIAN Resources Corp Bhd (MRCB) plans to develop 27.41 acres of leasehold land in Setapak into commercial and residential properties with gross development value of RM1.5 billion. Earlier, MRCB entered into an agreement to buy the entire stake in 59iNC Sdn Bhd which the Land Office has agreed to grant a conditional approval for it to be the legal and beneficial owner of the three plots of vacant government totalling 27.41 acres. However, for the land to be granted to 59iNC, up to RM60.8 million being the alienation premium, quit rent and other charges is to be paid to the Land Office. The land is located near Kuala Lumpur City Centre and accessible through Ampang-KL Elevated Highway and Duta-Ulu Kelang Expressway. http://findarticles.com/p/news-articles/ne...k/ai_n57323676/ Thanks - accetera This post has been edited by hidden830726: May 24 2011, 10:21 AM |

QUOTE(Felice821 @ May 24 2011, 12:21 PM) still got .. unless you don't mind those walk up apartments at Section 2 and 5 .... now already RM130k for one of those units ... Also, another advantage of investing in Setapak is the high rental occupancy not only among the locals, but foreigners especially from the Middle East because 1) it's cheaper than KL town, 2) accessible by many highways and LRTs, 3) many education institutions around and 4) convenience of shopping complexes (i.e. Jusco, Wangsa Walk, Carrefour and the upcoming Festival). |

Yes, i curse everytime i passed by jalan pahang, (road with most holes in KL ). also very poor design, sometime u may wonder if the govt side the malays:1. the traffic light at chong hwa secondary school was removed but put the stupid traffic light at the narrow road near felda ecovest office /kampong puah. 2. why put a new traffic light near titiwangsa junction just for the access of low cost flats and create lot of jam. they shud instead create a new road (to DUKE etc ) not join the oredi jammed jl pahang. or let them make a big u turn to KL (like SMK Chong Hwa case) |
