Well if for long term u might as well get the recently completed PV8 or under-construction PV2. Not sure if there still any pv2 unit available, but from the PV website not yet 100% sold. icon_idea.gif icon_idea.gif

Agreed pv8 really look better (in term of facade and workmanship) than the previous phase, and hopefully pv2 as well. Guess as PV gain experience, they improve their development (which is a good sign). Yes think pv2 still have few units. Its 99% sold (as in pv website).

from what i see from iproperty, seems like the rental in PV8 cannot catch up with the property value there, i guess it is not a good place for rental investment?

Sub Sale Price of a 1600 sqft unit RM 490,000
Bank loan(90% MOF, 4.5%, 40 yrs) RM 2,000 pm
Assuming Maintenance Fees is RM 300 pm
Average Market Rental of this size RM 1,900 pm
Cash Flow -ve 400

personal opinion good for capital gain since price psf is only ~ rm 310 and good for own stay too

I guess u answer your own question~ tongue.gif The market rental depend on demand. Since PV8 just completed therefore potential tenant has ample choices. However the rental rate might change once all the units are fully occupied. Difficult to predict the future rate. But for own stay should be good considering the bigger build-up compared to other development. And surrounding development might be a catalyst to the value of PVs in the future. Your call~ biggrin.gif

PV2 progress seems pretty fast.
It looks like able to complete by end of 2012. I wonder why developer keep claim that completed in OCT 2013?
They want to delay the key submission, so that bank can earn our interest "GAO GAO"?

any idea who will the the anchor tenant? im not familiar with setapak, mostly students? if student 1600 sqft kinda too big

I guess to be on the safe side developer put 3 years time frame. Seems like developer rushing to complete the building first if not the entire facade / landscaping. Saw them work even late evening don't know surrounding neighbours complaint or not. sweat.gif sweat.gif

Perhaps they foresee construction materials going to increase in the coming year which could affect their revenue? As long as the development within the time frame should be ok, wouldn't want the developer to rush construction and compromise the build-quality. nod.gif

The developer juz came up with one standard design and build everything the same. Save a lot and profit margin is high

Couldn't agree more. They should improvise and be more creative. All the PVs look alike except little bit changes to the outer paint. sweat.gif

Not really. I think for PVs most are small families or single professional workers (sharing). Quite a number for own stay too. I think TAR students would prefer cheaper and nearer option to their college (eg danau kota or the house near wgsamaju station).

I think there will be another launch next year mid...its just next to PV Phase 6.. I am looking forward to it.. Anyone knows better?

planning on buying either pv6/pv5/pv3..wonder if any of u guys had any experience living in these condos before? which pv is the better place to live? i just have a lil info on their +ve side only from the net, but not exactly the -ve side..have u guys heard any problem in any of these condos? thanks in advance for sharing..
