Neo Damansara has strength and weakness as well compared to MSQ. (I say this not just because I own a unit, but from a independant perspective)

Strength
- Nearer to curve (at least no need to cross main road). 15 min walk and also nearer to the new MRT
- Better view of the curve (for units facing the curve). MSQ view is blocked by Ritze 2 and Neo
- Better maintenance based on the maintenance of the shoplot below.
- Its the private arm development of Mustapha Kamal. (means that more TLC is given compared to a public listed co like MK land where its own by so many other parties including public)
- More access roads compared to MSQ. (no need do U turn)
- Built on more stable soil. (at least not on the slopes of the mountain like MSQ). Later might have problems with cracks, etc.

Weakness
- Unit are smaller in size
- Over supply( since its competing not only with itself but also Ritz 1 & 2)
- Expensive persqft (compared to MSQ, Ritze 1 & 2)
- Even if maintenance better than MSQ, may not be top notch compared to Surian residenace etc and will suffer occasional breakdown etc.
- small facilities (compared to MSQ)

How much MSQ maintainance fee per sf, normally how much u pay the maintainance fee per month?

which bank did u engaged for housing loan and mind to share the rates you got?

Well, I went there 2 weeks ago to place my booking.
90% of the 421 sf units has been sold out remaining only the units @4th floor and also a few reserved units released after the customer failed to pay the 10% within the given timeframe

Checked with the Sales Office. All smallest unit 421sqf already sold out, left bigger units. If anyone has smallest unit cannot get loan approve or want to let go, please PM me. TQ!

no idea...the cheapest unit from the lower ground starts @ 263k if not mistaken..
early birds get 8k rebate...but i guess this promo is aleady over on the 3rd week of May
there will be a price increment of 1-2k for each higher floor onwards..

1. At RM 263k for a 421 sqft condo, what is your expected rental for bare unit?(assuming u own a unit)

2. How much more can it appreciate? I mean RM 263k is kinda expensive if you compare with phase 1 of Neo D'sara which is only RM230k. Possible for subsale above RM 300k? (again assume you own 1 unit)

For monthly rental around rm1500 (6 to 7% yields), the unit need to be in partly furnishing condition such as kitchen cabinet, lighting, air-cond, fan & curtain.

From 263k to 300k upon completion, i would say the appreciation is not that encouraging.

the agent told me it was 250k...anyway, Neo 1 was launched almost 2 years ago...bear in mind that prices for property has shoot up a lot in the past 2 years

i (personally) dont like rizte 2 layout. bath at middle, b4 i buy Neo, a have to see the ritze, feel narrow (Neo 420 sf, rizte also 420sf), and difficult to do the ID.
