Apparently date of tcf from DBKL is 30 august 2012. Only after bank release the balance, then can pick up the key.

Well just got the said letter from them asking to pay the quit rent, deposits and maintanence in 1 week....the key they said will only be released after the bank settles the balance. The VP is based on TCF (Temporarily Certificate of Fitness) it isn't CCC (Certificate of Completion and compliance)...is that possible? Based on the TCF they are suppose to build a bridge and widen the road. The TCF expires on Feb 2013...what will happen if the CCC is not obtained by then...what should we do.

Usually they will write in again to DBKL for extension of temp CF of another 6 months

Axis still TCF is it? wahh how does it effect the subsales? or it will appreciate further upon receiving CCC..that one location quite good also..just not sure about the crown block..seems deserted..lol

yup Axis TCF - no issues on buying and selling.

workmanship agreed not good but returns great esp first purchasers.

Axis crown - still not ready

I think the main issue was about possible encroachment to Putera/Puteri Villa

Thanks to those who have joined and shared their problems. Additional notes on TCO, CCC, Maintenance Fee has been added... discussion mainly for genuine residences/ buyers.

may i know the access roads from regalia?
go in thru jln kuching , go out via jln raja laut?
raja laut is very jam leh..
when can join the access road of villa putri to jln sultan ismail?

also i found the developer used wood plastic composite WPC for pool decking and landscaping. i m worried about the maintenance on this WPC. u can see the color different btw new and old put together. the color of WPC can esily fade and easily peel off due to friction /foot steps. after peel off the WPC will look very ugly with lots of patches.
why dun developer use tiles??

i think that road was scrapped, wasnt it? but it may still appear in the original plan in SPA, could this be the reason for widening ramp and having the bridge to Tiong Nam?


Added on October 11, 2012, 7:34 pmtq for many new member requests that I have received. It seems Regalia is using Bulk Water Meter,which cost is pricey compared to indvidual metre

I have spoken to Mgmt Office, and they have promised to work out the cost that may be needed to incur for individual water metre.

already bought house at regalia house?? need renovation?? we are from readymade sdn bhd.. specialist renovation for regalia service suite, especially for plaster ceiling, wardrobe, tv cabinet, etc.. with affordable price..

pls drop by at our show unit at regalia block b level 13.. anytime..

Hi guys, I need advice, I'm planning on renting a unit in Regalia. I live near the area right now and I frequent the Mall a lot, but It's odd, cant seem to find the walking path to Regalia from coming from the Mall. doh.gif Your wisdom will be of great help smile.gif

There is no proper walkway to pwtc. The best i could find is from the ktm bridge. There's a tnb sub station there. Yoh could walk up and down from there which links from regalia to pwtc. Not adviseable at night tho. According to the developer, the walkway from river will be under dbkl. Hence, wait and see la of dbkl will do anything.

this building looks like white house administration building. not impressive to me with super high density.no offence to existing buyer. just my pov.

If leave to DBKL, looks like going to take forever to do that. I think the brochure quite misleading, thought that Mayland are going to do it, not DBKL
