I have a 631sq ft unit at Regalia, booked in 2010. Looking forward for completion by Q3 2011. Yes, the 10% rebate and 90% financing is one of the pulling factor. Mayland has Plaza Damas 3, Royal Regent and Elements Ampang being the latest. Older ones are Royal Domain, Maytower, Plaza Damas 1 and 2, Menara Hartamas, Waldorf and Windsor and etc. Every property purchased has its risks and will always have its pros and cons. We just need to take the 1st step. Otherwise, you have to buy as sub-sale.

have just seen regalia few days ago.  but saw a lot of negative comments on the developer as well as the project. can u tell me more about this project. whether there is any delay or problems so far?

The development is behind schedule and there is a major problem with the entrance to the property, they are now looking at going across the river under the LRT train in the street across, these are small streets and will de-valve the complex alot

I saw the regalia ad in the newspaper last weekend and went to take a look. Prices are now just under RM500k for 500sqft, which makes it almost Rm1k per sqft! That's enroaching KLCC prices!

What's good though is the fact that there is a 10% discount which has become the tactic of Mayland for a while now.

Has anyone dared to make an investment here recently? I'm weighing it up but skeptical that there will be a good enough rental yield. The salesperson said they "expect" RM4-5 per sqft yield...

Regalia Buyers beware: there has been alot of issues with the access road into regalia. They are now proposing to go over the waterway under the LRT line into the small narrow streets on the other side. This will be a nightmere and will distract future buyers to the regalia.

Please tell everyone about the access road issues you have been having. It is now proposed that the access road is to go over the waterway under the LRT line into the small narrow streets on the other side. What a Nightmere.
Do you think this is a good selling point for future prospective buyers.

Glad I never brought at Regalia after seeing the new proposed plans for the access road, what a nightmere.
This will have a huge Impact on future buyers to the complex.
I wonder if the people there can get their money back because the plans are different to what they brought.
Most people probably dont even know about it. Poor them, must do your research.

I thought when it comes to high density, it has nothing to blame on the main contractor (so by stipulating the strength of Bina Puri does not help
in clarifying the failure of Sri Putramas Project) as developer is the one that obtained the Development Order approval.

All main contractor works have to be certified by the architect before they could claim the work done from the developer/ end financiers.

Why not we blame the architect? LOL. And best part, who is the one that engage the architect?

Hi,

I went to today to see the regalia...

But they don't allow the person to go inside...

After seeing i cont visualize the picture .. the Bridge was under construction, i cont hope they will get the approval for the pending and initial proposed route.

for the LRT and purta, we have to walk more then 1 mile.

The management also not in a position to tell when they are going to hand over the keys and new proposed route.

when ever you call they will tell only one story by using soon and tentatively + 2months.
