Hi everyone, is it worth to buy 805sf at 500-530 without c/p? I'm buying for own stay.

Besides, I found that there are some people who rent it as a hotel via agoda.com & booking.com. Will it affect our selling price in future?

I've got no idea right now. Please advise sad.gif

Is this place really worth investing? Current prices about 700-800 psf. About 15 developer units still remaining. Although developer claims occupancy of 60%, if u take a drive there at night only about 10% of the units are lighted up. Rest empty. Also still operating on temporary CF. Most of the units have crap views either internal view or overlooking the low cost shops and the Gombak river.

10% and free legal fees and stamp duty for both SPA and loan. But need to pay bank valuation fees.

Guys, what are the current valuations given by banks for units here? Seems that banks now are valuating between 70-100k lower than SPA price. This is worrying.

better if u grab fast fast if you can before price shoot up. Bank is giving 410k at least.

My friend approached 6 banks for loans and only 1 bank agreed to value at the actual developer sale price. But they have now put a condition of BLR-2.1% only. This clearly shows the banks have some real doubt about Regalia. Is there something they know which we dont? hmm.gif

i think developer has marked up their prices tremendously..it is almost same as subsales so ofcoz bank cant loan at full value

still got 15 units left!? wow tats bad... guess the enroachment issue still not settled yet.. i would stay out of this project biggrin.gif

Yeah facing jalan kuching is very noisy. Can even hear the train horn sound. For stay, either get klcc or inner view. Mine is inner view.

This place is still undervalue as compare to other launches outskirts of kl.

Currently rental value is pretty good and why bother investing in future lrt when this property have both within walking distance (lrt and ktm). Hopefully when the refurbish mall open up by end 2014, it might add further value to it.

And this place plus point, a frontal klcc sky view from the infinity pool. Good for fireworks display.
