I have called one agent and he admitted that it is the last year price. Few agents said that had been sold already and got another unit with more expensive price...i am sure that it is just their trick.

Why wont you pay 885k? I was offered an ff unit on madison block for 884k bu 1190sqft. And that is before the 10% discount.

Very tempted to commit as worse case scenario i can stay as it is very near my office.

Is it a good buy? The downside is the maint fee is rm0.40psf. So for my prospective unit,the maint will be over rm400!

Therefore another worry is the grr scheme which promises 6% rtn over 2years. i wonder if the owner will have any extra cash after paying maint and utilities.

Very high density about 1100 total units.

What do you guys think? Is this a good investment option?

what's the reason of paying almost RM700/sqft when others nearby (villa puteri, putera, bistari, vistana, ts) is asking for about RM500/sqft?
is it bcos of higher std prop with better facilities? new? mayland brand?
or zero dp?
what's your expected rental? above rm4k f/f?

hmm..where will you go during your off-working days? klcc/bb?

RM400 per month can pay for your petrol, say, RM1.90 per litre, you can get about 210 litres. If 1 litres can go for 11km, one month can go 2,310-km or one day 77km.

of course not include your car maintenance fee + parking.
