there are still a good amount of space untenanted in damen, especially on the higher floors as many don't want to be caught on the top floor of a lighthouse. 450k maybe you think its big, but divide that by 5 floors its only 90k per floor. many huge spaces taken by tenants at low prices, going to affect the reit profit and tenant mix. design wise no large center atrium, wont look premium. VERY big difference between the normal teams of TS D's, and his A grade Pav BB team (who will only do BB and Damansara). Fact borne out by the failure to fill up damen up to this date. My estimate from the info given, less than 70%.

I never knew 450K nla malls are considered quite big.. in today's world even 600k is considered small Harpartist surely sound like some1 who engage with the leasing team n able to provide insights.. i say b4 the location for the mall is not bad n FnB do OK.. high floor in most 5-7 floor new malls is something tenants dont wana be part of.. I heard more exp team gona manage this mall post opening, any comments?

Summit already has a Cinema, may not be in cinema operators interest to open another in Damen due to competition. Hopefully both Damen and Summit can complement each other. And form an Empire-subang parade style partnership.
Damen might have a hard time now due to the economy and retail climate. 70-80% taken up sounds decent given the current situation.
I hope the Shops outside Damen have good dining and drinking options ala Publika's road facing fnb shops.

It is not surprising for both to be located so near each other, just like in 1U.

That's true, hope that's the case. It would draw people to the higher floors and is an ideal situation for Damen.
But Empire also nobody open cinema (maybe too small), is it because of MBO in Subang Parade or is it because Empire simply is too small?

Yes, a good example is Nu Sentral, the GSC is opened at the highest floor thereby attracting the F&B biz there. Maybe Empire is not big enough or they dont see the need to open a cinema there?

Empire subang never planned for a cinema n MBO subang parade only opened 1 yr after empire subang open..
