Hospital is 2 BRT stops away, Sunway Medical Centre next to Monash. Agree that USJ area very wong. Hope that Sj= Bandar Utama and Usj= Kota Damansara. Hope the prices will be similar as well.

Don't forget Sime Darby Union Square developement with 5 Corporate/Office towers, retail and Condos/Service Apartments.

Boss, this SD Union Square is SJ7 in USJ?

Both Sunway BRT and LRT stations is located just stone throw opposite Da Men......tried BRT bus today and was superb.
*
From Damen got to cross the road to the USJ 7 LRT and the BRT stations, so hopefully there will be a bridge linking Damen to either 1 of the station? brows.gif

So far only Jaya Grocer is the confirmed anchor tenant here?

According to the newspaper report in 2011, Spore's Food Republic is also another anchor tenant here.

Is Malton ppl still managing this mall? Heard diff stories.

But latest is the take-up for the mall is quite low due to current soft market and with Summit leasing at 30-50% cheaper and reno completing early 2016, competition is intense.

Good for shoppers tho
*
Bro, is Malton supposed to manage this mall? hmm.gif

Summit is really in bad shape now, I hope they can rejuvenate it next year although I doubt there will any difference unless they kick out the existing tenants and buy over the lots and lease out to quality tenants like what Sunway is doing to Putra Mall.

I am not sure...just hear from mrk.

But if Damen doesnt have a cinema, that is a downside.

The flooring at Summit has improved la...and ppl go there for cheaper stuff

Just nice complement if Damen can have higher end retail
*
Any idea when Da Men will be open for biz?

pavi reit acquire damen mall for 488m with NLA of  420k.. Opening in Nov 2015..

Any updates abt summit revamp?
*
I hope the REIT can make Damen a success like Pavilion? thumbup.gif At least get some good quality tenants. Most probably the REIT will lease out the units in Damen to control the tenants' quality.

Summit's reno works still ongoing, nt sure how it will change their fate if the same old tenants are retained? hmm.gif

no way to hit pavilon standard..if can even achieve subang parae standard is consider great..

so far despite manage n own by pavis the mall RELI struggle to get fashion tenants.. for fnb side i feel quite good..can see some updates last time in MRI page.. will update more tenants as the time comes..
*
Bro, u r referring to Pavillion mall struggling to get fashion tenants? hmm.gif

Yeah, at least Subang Parade or Empire std should be good enough, but the success of the mall really depend on the management quality of the mgmnt co.

no damen struggling to get fashion tenants..pavi bb 100%.. empire standard is impossible..

Wonder when opening how will d occupancy be..
*
Bro, the Pavilion REIT just announced today only ma that they are buying Da Men, so previously Damen struggled to get fashion tenants has got nothing to do with the REIT right?

Why would Empire standard be impossible? Mammoth Empire rental leasing GM jump ship to Pavi team d right? All out war?

Yeah, I dont think it is impossible, all depend on the hard work of the mgmnt co! thumbup.gif

Read from an article the anchor tenants are Jaya Grocer, Popular & Royal Sporting House - that's all??? No cinema?

Opening for biz in November, so Summit's mgmt team must be sweating! sweat.gif

Looking at the anchor list, both sides must be sweating  cry.gif  cry.gif
The property is expected to commence operations in November, with a trade mix of food and beverage, beauty and fashion. Among the major tenants expected in the mall are Jaya Grocer, Popular Bookstore and Royal Sporting House.

Another anchor tenant would be Food Republic as stated in their website, but there is no mention of other tenants there.

Summit already has a Cinema, may not be in cinema operators interest to open another in Damen due to competition. Hopefully both Damen and Summit can complement each other. And form an Empire-subang parade style partnership.

Damen might have a hard time now due to the economy and retail climate. 70-80% taken up sounds decent given the current situation.

I hope the Shops outside Damen have good dining and drinking options ala Publika's road facing fnb shops.
*
Bro, maybe TGV or MBO can open in Damen to compete with GSC in Summit. It is not surprising for both to be located so near each other, just like in 1U.

That's true, hope that's the case. It would draw people to the higher floors and is an ideal situation for Damen.

But Empire also nobody open cinema (maybe too small), is it because of MBO in Subang Parade or is it because Empire simply is too small?
*
Yes, a good example is Nu Sentral, the GSC is opened at the highest floor thereby attracting the F&B biz there.

Maybe Empire is not big enough or they dont see the need to open a cinema there?

if u ask gsc, d biznes thr no good..ppl go to d fnb cos many many office thr n some commuters prefer to meet at Nu when hanging out with friends after work for dinner..FnB placed on top to ensure shopper go thru few levels of fashion shops which often struggle compared to FnB which fail here as ppl try to go up as fast as possible..

Empire subang never planned for a cinema n MBO subang parade only opened 1 yr after empire subang open..
*
Weekdays I think GSC's biz not so good as there are more office workers' crowd instead of the youngsters but weekends I think should be OK. I think NU Sentral is a good meeting place as you can take all public transport to go there - LRT, KTM, ERL, Monorail & Rapid KL buses - biz should be picking up soon.

This is the -ve point for Empire I think, w/o the cinema but since Subang Parade is next door, it's OK as ppl can walk over for movies.

With Summit struggling for biz, I wonder whether GSC will move next door to Damen? hmm.gif

Cinema's r its either u design the mall to fit the cinema or u don't as the space n height requirements r hard to comply with.. 3rd option would be to renovate n add on like Subang parade back thr add the cinema..  brows.gif  brows.gif

No time to go all the way there on the weekends la bro! tongue.gif

Because of the notorious jam, those who staying outside of usj need a lot of encouragement to overcome their phobia to come visit this shopping mall.
*
Jam or no jam, ppl will still go to Damen la bro since it is a brand new mall! brows.gif

Just look at MV, does the jam deter ppl from going there? Most ppl dont really mind the jam there if it's a good place to relax, window shop & c leng luis! biggrin.gif

Weekend jam won't be as bad. Malls usually weekend crowd. Hopefully in future the offices next door in Sime Darby union square project can provide weekday flow.
*
Bro, on weekdays the jam at the traffic light next to Giant is already very bad, I cant imagine the jams on weekends when Damen is opened! sweat.gif

If the entrance/exit to Damen is via Kewajipan maybe nt so bad, if it's at the back then shakehead.gif

The exit next to empire remix dunno when will do. They promise sky and earth, see can deliver or not. Entering usj is not a problem, it's the exit.

That new exit is heavily needed by Usj.
*
If I'm nt wrong, the KESAS concessionaire objected to the building of the exit because they claimed many motorists will use it to bypass the toll! sad.gif True bro?
