Launch first phase 6xx psf and later was selling 700psf. Now not sure how much. Considering the Suave is selling 1100 psf, Damen should be anywhere between 750psf -1000 psf subsale lar.
Since subsale to subsale Impian Meridian behind Damen currently 550psf and at BRT doorstep seems like a much better buy. |

Hahaha ask Sime Darby lor. They are the ones who came up with the ridiculous price tag for The Suave.
Damen investors wont let go cheap also lar. After rpgt lawyer fees etc, they need to sell 900psf at least to make decent profit. |

Whoever buy all these 1000++ psf new launches in far away locations really got balls. No matter lrt or mrt or mall or whatever, it's really crazy. We see lar when VP Macamana.

News out quite long d right. Was there recently. The refurbishment is quite major. Alot of work going on!
They are spending alot of money, USJ may turn into quite a glitzy address once Damen and Summit are done. |

With LRT and BRT college students can take public transport to Summit/Damen easily. Definitely will have plenty of business. The Empire Remix bridge to Kesas is really needed to go online asap to ease congestion.

Mammoth Empire group is building an exit from Usj to Kesas in between Empire Remix 1&2. It's very important because right now there is only 1 exit which is in front of summit. That's why its extremely jammed at Mydin/Giant traffic light.

Ya lor worth to gamble on USJ1 mar. Cannot be after all the malls complete d then go in haha. Usj 1 still very chap and low class at the moment, pulling down the subsale price on the area. But if these commies bring the magical transformation, worth it to get in now mar.
I really betting all my chips on Malton mall management. Hope both Bukit Jalil City and Damen turn out well. I think Damen will do well given its location, USJ 2-20 lang really have serious spending power, don't play play. Usj still has a long way to go lar, it won't be an overnight boom. First Brt next year, then LRT/Damen completion 2016?, Empire Remix plus flyover 2017? and finally Sime Darby Union Square 2020? I think the gap is narrowing lar. USJ also has bungalows and semi d's. Subang Jaya still the education capital or Malaysia so most of the commies do the best there. I think both SJ and USJ will profit from all these upcoming devs. Subang is such an old suburb, hopefully these can revive the hipness of the area. Thunder keep getting stolen by Damansara haha.

Yup SJ7= union square. Huge project. Sime pull all the cables to get the Lrt/BRT interchange shifted to its doorstep. Must be some mega dev.

Equine is also Tan Sri Desmond's. It's transfered from right hand to left hand, that's about it.
As for mall quality, time will tell. I think Tan Sri Desmond is not stupid, it should do well since location is good, heavy traffic, lrt/brt, next to kesas. Most importantly it's 450k nla which is quite big and bigger than Empire Subang (350k). Add in the shop offices summore and you have a very big retail/shoplot combo. The shop offices are 5-6 stories high and can provide good office worker flow for the fnb in Damen. Since its the biggest mall in the area (other than Sunway Pyramid), it doesn't have a size problem. The main problem is competition. There are too many malls in USJ like Mainplace, Rhythm Avenue, One City etc. My opinion is that among all these Usj malls, Damen has the best location, infra (next to main highway and lrt/brt) as well as being close to Subang Jaya and the colleges. It is also big enough to be a reasonable player in the area. It has the best location, infrastructure and retail leasing team (Malton) among USJ malls. Summit already has a Cinema, may not be in cinema operators interest to open another in Damen due to competition. Hopefully both Damen and Summit can complement each other. And form an Empire-subang parade style partnership.
Damen might have a hard time now due to the economy and retail climate. 70-80% taken up sounds decent given the current situation. I hope the Shops outside Damen have good dining and drinking options ala Publika's road facing fnb shops. This post has been edited by ivanpei: Sep 22 2015, 07:56 AM |

That's true, hope that's the case. It would draw people to the higher floors and is an ideal situation for Damen.
