With now so many promising and upcoming of JCC and WCT Mall, any new launches now sure the price is very very competitive n high ...

The enclave of this area still has much room to grow further ...

Agree ! oug only good is the easy access, design is small 22X75 and 20X80, road small and parking is terrible if near market youll see ninja turtle master all around your back lane tongue.gif. I think best would be sri petaling and happy garden area. Salak south is just next to everything but price is lower tongue.gif for a 3 storey semi d 560k 2 yrs back drool.gif, recently saw many old bungalows being sapued demolished and re build, think many people see the potential here + cheaper compare to my neighbour taman.

Quite agree with u tat no doubt OUG has better accessibility compare to BJ/SP. But for me, OUG or Kuchai Lama were too packed and the roads too narrow or relatively small. If i stay there, I would feel hectic and stress.

I prefer BJ or SP but SP not much land available, so I aim BJ, which is near to KL and easy accessibility to places I always go like KL, Subang / USJ, Sunway, Puchong and further Kesas Highway. With so many commercialize projects like shop office and mall coming, I rated this enclave very much and those buys below RM 500 psf have great and spacious rooms to grow further albeit competition among each others.

If JCC masterplan consists of any better and improve accessibility from Puchong or Kinrara then it could be another major boost.

Btw, another good news for BJ would be, I received news that 3 local banks already put up their 2013/14 standby plan to locate one of their branch there. The Link could be one of their watch list but it was put on hold due to limited density of the shops, if more shop offices to be build at this area. The banks would confirm to come.

The SA told me that the SPA slow because the lawyer office has something to sort out with the developer. Not too much details revealed as to what is the "something" to be sorted out. AP is said to be some time this week.

The sales seems have gone reversed gear, now at about 85%. Must be playing sticker game lar previously.

85% sold before SNP signing consider as good sales. Another 15% will be easily dispose off on slow pace and definitely will fully gone when the LRT completed soon. No worry on this as it's common for huge units will be taking up slower and gradually.

I dunno why a lot of ppl concern abt the remaining 15% sales. 85% sales bfore S&P signing is consider good, somemore w/o showroom. If not mistaken, the sales was btw 87-90% n never expect the big or medium units can be sell easily for those Tower 3 low floors like Lvl 1-6 directly facing LRT or Kesas only.

The developer very bullish they can sell it off easily once after the S&P signing n will officially launch this project. Anyhow, they still reap in heavy profit whether the remaining units is sold out or not.

HLB just call me to approve 85% with 30 years tenure without mrta.
Loan legal fees can be finance together.
Do you think I should take this offer?
Also for loan legal fees is approx RM10,000 , anyone has accepted the LO and negotiate with Sng & CO for some discount?

There are some KR1 units available too. Slightly lower price psf compared to KR2. Call the sales office for more info.

Ceiling fan point can be easily added... Zest only come with 1 point.. i added another 4 points..
Some dont need ceiling fan point as they only use aircon (if you hav the $$ to spend on electicity)..

Bottomline, did you see conduit from the wall to the fan hook or you see nothing ? If you see nothing, meaning the contractor hacked the wall and patched it back already.

Hmm, but i prefer KR2 more bcz of sky garden and high tower compare to KR1, max floor only 12th floor ( if not mistaken ) and directly facing Bkt OUG condo or Kesas.

I wish can get 40 years if possible but for HLB either max 30 years or 65 years age.
You know my age so both the option makes no difference to me.
Most likely I will opt for HLB for this one, lazy to find cute chicks to serve me.

By the way, I got a better offer fm not chun chicks instead of chun chicks so no chance to make them explain LO again and again mad.gif
