Suddenly this TP thread attracts so much attention. What triggers it, I am wondering hmm.gif

@balakong

TP has its own pros and cons, so does JH and other residential projects. I do not like JH access road but it does not mean that project is not good. It is just personal preference. I think you have made your point. icon_rolleyes.gif

Let's chill. Imagine you visit your friend's house and all the things you talk about is criticizing his house (sub-par quality, no security, lousy access roads, noisy environments), how does your friend feel?

Because it is so attractive! smile.gif It's now raining heavily here and it's simply beautiful. The hills are so misty and all the vegetation here seem to freshen up. It's going to be a very cool night tonight. Just lovely! smile.gif

Haha better keep that to yourself. icon_rolleyes.gif If not you will be bombarded again for boasting TP as the best living residential area.

Actually I really wish to stay in TP, but my company just extended my contract for another 2 years in overseas. Therefore, I am planning to sell of my unit. Anyone interested in buying 2 storey semi-D Areca phase? smile.gif

That's too bad. I know of a few residents who are working overseas but longing to come back to stay. One of them had the same problem like you so they sold off their Areca and later bought another unit at Aria when they were able to come back.

Aria isn't it the same as Areca or is another project?

After Areca, they built Aria. Aria is part of Areca but later phase so they call it Aria@Areca. There are still quite a few phases more so you would still be able to buy a unit later if you don't want your current unit to be unoccupied for too long. The only setback is that the price keep increasing with each new phase.

My bad. yes my unit is actually Aria@Areca. I recently contacted an agent to advertise my unit for sale. He told me most of the buyers after visiting the unit, went to the developer office and the SA told them they still have left over Maya unit which after discount is selling at 1.4 mil after discount. Is that true?

Tp negative is that the bungalows are separated from semi n links, giving a much smaller n cramped overall feel.  Total land area also smaller. We have 5 units per acrewhile jh is 3 per acre.  No commercial, no schools n no condos. Not even 711. We also have tolls n no double security, no photo prints n no armed guards.
I forgot how much maint fee in jh alredy. Is it free for 2 years.......? Tp fee includes club. The club is smaller but looks like a resort n the spa, jacuzzi areas
When i go inside the jh clubhouse toilet, it feels like a highway toilet.  Only one steam room for ladies n one jac for guys.  The toilets  have no aircond.

Dont know about jh amenities but tesco c4 aeon mbb citibank ocbc hong leong alliance are easily accesible here. Good enough for me.

makan ?

Mahkota Cheras - pampered for choices
Sungai Long - pasar pagi ok... pasar malam - high traffic must NOT go
Cheras Batu 11, Balakong & Semenyih - a few shops that are famous for foods !

Now, that I have a proper keyboard, I can write a few more lines.

When you ask why ppl choose TP over JH, we give you our opinions of why we choose TP over JH. But you seems to think we are pressing JH down.

We choose TP because of the things we do not like in JH...long drive in through the factory area, gateless communities, house design etc.

Madmoz, myself, enriquelee, naleh and many others have weighed all the negatives and positives of TP and we decided this is the place for us. None of us are sales ppl....lol....

We are not asking who to buy JH or TP...your house, your money, your choice.

If JH is that supreme, it would be sold out upon launching, yet there are many units left. TP is not that hot either because most ppl who buy here actually MOVE IN, not many flippers here.

I am back in KL now and look forward to meeting my neighbours on Feb 24.

Oh, btw, JH do organize nice CNY dos, balakong, you should go there and mingle with the crowd. You will get more info than shooting blanks here.

TP's feb 24 do, as usual is closed....for residents only.

I am also giving comparisons of other housing estates I surveyed before deciding...

Taming Mutiara.... too chinese oriented and no proper maint office....developer sell, built, handover and cabut type...

Hijauan Residence....the club sucks, the houses too small.

Lagenda Mas, gated semid mixed with townhouses...not exclusive.

Gita Bayu,.... my poor legs cant stand the long walks and my wallet cant stand the maint fees.

Garden Residence...proper strata g&g but no clubhouse till 2013....clubhouse fees separate from houses and no one know how much!

Symphony Hills....nice, lovely, but cant afford and cant wait.

Jade Hills... semid too small, bungalows very beautiful but do not like ungated open community living and long drive pass factory roads.

Hao Residence....Hao expensive!

Whatever 72....I forgot....but only 72 houses? How to afford maint fees?

Amansari Puchong...price doubled when I was looking....no facilites, leasehold.

My criterias for 2010 search were simple....

Access
Real clubhouse with features we can use
Full g&g
House must be bigger than 3200 sq ft.
Price should be about RM1mil.
Can move in asap.
Freehold.
Proper maintenance with full time office staff like a condo.

Wow, you really did your homework. As for us, you'd laugh. We came, we saw, we fell in love, we asked a few questions and we bought, period. After reading your findings, it was a good thing we made the right choice! sweat.gif

Ironically, I did the survey AFTER I placed the booking fee with TP....the SA said we have 2 weeks to a month to think...so we literally went out daily to survey and compare.

It was very tiring....after comparing notes, we decided to sign the SPA...

It was also a love at first sight for us and I happened to have my chq book with me that day.

JH has international schools, shoplots (ginza stle?), condos, just outside their GH. In future, residents there can just walk or cycle to the shops. Children can cycle to school, just like in Sydney.

TP...no land for commercial. There is a small piece of land left opposite the semid for future development. LC has not decided what to build. I am hoping it will be condos.

Sunville is coming up fast and once completed, there will be a toll free road joining to Amandasri bungalows which lead to new Kajang area. Tesco, Giant, SCB, McD, all available there.

Planning to replicate that Hurricane ribs on my own grill this weekend...lol...

JH is closer to Desa Park atmosphere, I think....self contained.

TP is just a small residential area, no schools, no commercial development under LC.

Dont know what Sunway is planning for the land next to TP.

If international school....then... rclxms.gif
