Don't think it's gonna be extensive; mainly kitchen and tiling for front porch. Sounds like you are doing a lot. Might need your recommendation for a contractor. Is your contractor a "regular" TP contractor who is familiar with the structures in TP?

QUOTE(ivanlim84 @ Oct 3 2012, 05:09 PM)
Yup. I am at 2/2K.  I already got contractor for my renovation but still not yet start. I am still looking at the design. After that, still need to pass my renovation plan to management office of Twin Palms. Some more need to wait for their approval then only can start work...

So, r u going to do extensive renovation?
Looks like the list will continue to grow...

Thinking back, I am happy to report that TP has unifi installed end of Dec 2011, and we had Astro and Streamyx in early 2011 when the first batch of residents moved in (I think). It is much better than a lot of housing estates/condos which they will wait for 50% occupied before installing unifi.

Buy the nonslip bath mat from Ace. Only Rm9 a piece, comes in transparent rainbow colors. One side has little fingers and one side has rubber cups to keep the mat in place.

Very nice and simple solution.

For my open shower, I added 3 2x1 granite slabs, rough side facing upwards. You can buy these from MSM Puchong. Feels great to stand on it and perfectly NON SLIP!

My contractor's tiling works is quite good and he uses local chinese sifu.

Added on October 4, 2012, 11:52 amTo all potential and current palmers, kindly write in or call SILK to ask them to revise their impossible to maintain 70km/hr HIGHWAY speed. This are the contacts:-

Hotline No. : 8921 0123

e-mail : info@silk.my

I don't think any other highway has this 70km/hr MAX limit.

Sorry that my message not clear. I almost fall down in TP club house, outside the sauna room and the bathing room.

That area is very slippery and dangerous, even my sister also said so. Do you guys when in to the Jacuzzi and sauna area?

For the spa and jacuzzi, be careful. I bring my own slippers and towels and walk VERY carefully, especially around the jacuzzi area.

I wanted them to add grap bars to the jacuzzi but so far no one support this suggestion.

The contractor I got is from this forum. Most of the design I design it myself. The house you bought is empty? No renovation done? Some sub-sale got some minor / major renovation done.

Hi, for the drawing submitted to developer, do you need to submit the blue print layout signed by architect Or just normal self scatch drawing? smile.gif

Better put me in future palmers. I not yet sign the S&P.
And i am having technical problem on the bank loan. Bankers refuse to give loan as 'on going project', they only wiling to do it as 'completed project' which would have some cost impact to me. One of the bank give the reason as ' TP is not a good performance development, in view of still have unit unsold after launching of 1 year ago.' doh.gif

What would be the additional impact to your cost? Lower loan margin?

That comment "TP is not a good performer / developer because of unsold units" is surprising to me. Not even sure it is accurate and in the right context.

I just signed my S&P about a month ago and my loan was approved in a week but mine is a subsale and a completed / new unit from an older phase.

I engage Everskill Design where they post in this forum as well.

http://forum.lowyat.net/topic/2307866/+520?hl=kitchen cabinet

I cant really give feedback yet coz din complete. The main reason I engage them was that they have promotion last month for solid surface which is only RM55 per sf. Roughly around RM110 per feet.

Depends on what kind of renovation you are doing. If you are doing inside your house then just need the 3D drawing or whatever drawin. Self scatch not sure accpetable or not. Hehehe..

Which bank is stating that? I think should try panel banks. I am sure no such comments.

Nope. Not doing any wet works. Did not have the budget for wet works. For extension, you need to get advise from the management office 1st or else susah later.

i recognize this is not opposite your place as the design is a little different; the deck is not at the 2nd floor but at the 3rd floor instead. Btw, there's a nice little garden with trees in front of your unit right? did they leave that little garden untouched? you have a nice unblocked view and that's nice...

The bank is not giving you a loan because there are unsold units and TP is not a performance development project? That is going to hurt TP reputation badly.

why bank refuse to give loan on ongoing project? Fear of abandonment? Why condos can get loans easily?

Other buyers got similar feedback from banks?
