Hi There,
I m new to this forum, but enjoy reading all the comment about Twin Palm.
My 1st visit to Twin Palm was on 2010 and was so impress with the nice, quiet environment and cool fresh air.

Twin9, since u stay in TP, can I ask a question?
In 2010, there was not much house in TP, more tree and nice scenery. With the launch of Maya phase 1, 2 and 3, there are more and more house in TP now and less tree and landscaping. Do u notice any change in term of the fresh air, and cooling environment in TP since a lot of tree has been chopped down.

^.^** thanks for the reply. Seems like TP still nice and cool place to stay. Is it true that the air as fresh as Cameron highland? Some ppl in forum compare TP with Cameron highland.

Thinking of place a booking for MAYA, SMD. But cannot decide which type is better. Type A , Type B or Type C? -.-"

Type A the ground floor too small. Don't know what to do with that area. Type C only leave the one facing T junction and Type B all sold out. Why type B sold out so fast?

biggrin.gif Love the club house, quite environment, mountain, green feel, and u can even hear bird singing. Most important is feel so safe with the best G and G concept that I ever know so far. Can even go for night walk in the park, without safety concern.

Actually, $ 1 toll really not a concern at all. No jam, less car if u drive to or out from TP is one of the reason to place my booking in TP. When to see Mutiara villa side last Saturday and jam almost 15 minutes at the Giant U. Just imaging each time need to stuck in the jam just to eat a plate of wantan mee. ^^* better just store more maggie mee at home.

TP is launching Maya phase 3 which is last phase of Maya. I think still can get 75k discount, free MOT but got to pay the loan legal fees yrself.

Thanks Twin9.. Ya..love jogging, swimming, yoga and exercise so much. Was joining Fitness first and TLS fitness for few year. Even wake up 5 am everyday just to drive to KLCC to gym. Fall in love with TP 1st time see the club house. Should really go check out the jacuzzi facilities, so impress and well maintain.

The house design is very nice too. Imaging to sit at the garden early in the morning with a cup of coffee, reading newspaper, feel the wind blow, fresh air...clam and quiet, destress from busy weekday. Just like staying in resort ...(but this is yr house! Dun have to rush to check out tongue.gif )

For me, healthy lifestyle is important. Rather paying maintenance fees for club house, nice park, safety than spend money to look for doc later, right? biggrin.gif

Or if u like out door exercise, Saturday can always drive to Broga for hiking or BAndar Tun Razak to jog. Or watch midnight show in Jusco cheras selatan TGV which not so far to drive back later. For emergency case can always refer to Columbia hospital (quite important actually especially something can not foreseen) ^^*

Went there once with my parent. The sales lady drive us around, just not use to the open garden concept. Feel weird if someone walk pass by the garden or knock the front door without a layer of gate. But their house design is very nice too. ^^*

I have a silky terrier too. Very active and naughty boy. But I think he is going to like the garden very much. Ya, sunlight and privacy plus hilly feel is what TP projected.

I was actually attracted by the Cameron highland feel that u guys mention previously. Love cameron highland boh tea plantation and enjoy drinking coffee in Genting highland coffee bean too. Was looking for a place that able to give me that feeling, but very challenge till I found TP. smile.gif looking forward to move in...

Maya phase 3 I think around 1.5 to 1.6, $75k discount, free s n p but loan legal fees not included. Free MOT too.. Still got quite nice unit leave. But the bungalow sales is good..just have 5 unit leave and price apn 2.25 , 100k discount and free MOT, loan and snp legal fees.. Built up above 5000 sqft, but no swimming pool.. biggrin.gif

He says the money saved from maint (about 250) monthly enough for security system, pay for pool, etc.

For phase 1, Type A have a garden at 2nd floor, type C has the largest layout but leave junction unit. The 2nd phase don't have type A but got type b1 and c1, and phase 3 got b2 and c2.

Ya, I book type A cause think I can open the sliding door and acess to garden anytime since is in 2nd floor. Type A master room got bathtub. I m thinking of use the guest room as study room. Ya, the groud floor still haven't figure out wat it for. Any suggestion? smile.gif

Some ppl also comment type A not suitable if yr house has Old folk cause need to Climb stairs but I think is manageable still. Not big concern. Still got 3 nice unit. One is the show house. If u really like it, can consider as maya phase 2 and 3 no more type A design.

Hmm... I think one of the reason TP Sg long not selling like hot cakes is the very passive marketing strategy. No news about 3th phase launching even though now u actually can book B2 and C2 type. But, no advertisement in the Newspaper too (at least, I don't see any yet). And, also no Durian fair or feng shui talk or any launching activities also. unsure.gif

But, actually the developer Lum Chong is quite ok and reasonable. At least, their sales person don't make me feel like I m their "Big water Fish" rclxms.gif when i visiting their show house. They didn’t hard sell or keep giving promise or sweet talk such as early bird discount just short period of time, many unit has been taken up by showing the orange sticker on the wall tongue.gif , or make up the price to 110% then give you 10% discount, so u can get 100% loan or DIBS or keep mention about free aircon la, auto gate lar.. (even though TP unit come with auto gate, solar heater, plaster ceiling etc), but they just mention the unit come with all this facilities not using "Free" word.

Ya, is quite nice dealing with them. At least, they make u feel they are honest and fair.

I still don't think is about the price increased. More toward the starting price on 2010 already quite high..around RM900k. When the price reach >1.2M is consider nich market, especially the unit comewith RM 380 maintenancefees. Same apply to viridian, East park 72. Besides, people buy Maya mainly for own stay, not for investment as Lum chong do not provide package that attractive to the invester such as DIBS, 0% down payment etc.
