bro twins9,
need to sent my son to his baby sitter at serdang lama, so will pass by TP.
The facilities at GR is charge separate. Security fees itself is RM360 if not mistaken. They have not decided yet on the clubhouse fee. TP is better on this as it is 1 lump sum of RM380 for the clubhouse & security

MS replied to us (in 2010) not sure how much clubfee will be...maybe Rm2k a year, etc, really scared us cos this is a long time commitment. If you dont join the club, then buy a house with no club facilities....save more money.

That is also why we bought TP...no need to guess how much to pay and when will GR club open.

If Rm360 a month with no facilities, it is ULTRA expensive man.

Hopefully, we can welcome you as a future neighbour! thumbup.gif

Added on September 20, 2012, 9:00 amComing back to GR, maintenance fees @360x12=RM4320 plus club fees Rm2k = RM6320 a year. The charges are close to those high end condo! About Rm526 a month. If the club fees include ALL in the household and you have a BIG family, then it is worth it.

true.. that's y my wife prefers TP as everything is established. Myself is 50/50 as I like the GR's split design but feels that the security fee is too expensive. Will need to do some more survey, who knows i may b a future neighbour. biggrin.gif

GR is Mah Sing iconic development in Cyberjaya. You can see it if you drive to KLIA via puchong or Kajang....Garden Residence.

Have they started building the clubhouse yet?

The 3 initial phases are near VP.

Rm120 for Taming mutiara?
Eastpark - Rm300 or RM600?
Tropicana Cheras - about Rm100?
Sunville - heard about Rm300 too
Jade Hills about 300
Mutiara Villa - no idea
Wira Heights ?
Sejati Heights - about Rm200?
hao Residence?
Country Heights?
Gita Bayu?
Hijauan Residence?
Lagenda Mas?
the Peak Cheras?


dont include those RA type of G&g which can be as low as Rm30/month. Thanks.

I think TP is one of the most expensive in this area but includes facilities.

The peak if not mistaken RM100/mth for security
RM80/mth for clubhouse which is optional. If the house owner have children above 18 years old, additional RM30/mth/person

May be he/she mistakenly thought TP = Taman Puk*m*k (where he/she is staying now)

On a serious note, if your allegations were true, you should do all of us a favour by reporting to the management and post up in facebook so we know what steps to take .....who knows, the management may have known of all the break ins and whole street robberies without telling the rest of the residents to protect their poor security and TP sales.

As a responsible resident, you should at least do that instead of posting here without details.

I will check out with the management if I go to clubhouse today...


As I said, nowhere is 100% safe. If it were small thefts, then we can ask management to increase the height of the walls, add guards, cameras and other protective measures.

Whole street and ppl struggling to move out is SERIOUS!

Jadehill maintenance fees 300 ( but excluding club house of 95 ( per family))
Gita bayu I am paying 330 per month for townvilla (security + club house facilities)
Country Height townhouse is Rm250 per month

of the three, I think best security is jadehill ( with hundred of cctv) , but the price Rm300 is not very friendly for local retired people ( yes, jade hill got many retired people , still 40% are local ah pek and ah ma)
