Probably as deposit for renovation work. Or else if one damage the public facilities/access during reno, the management can recover from there.
But I don't understand why maintenance fees need advance 6 months do long |

QUOTE(naleh33 @ Sep 24 2012, 09:57 PM) I think you would need to fork out 12 months worth of maintenance when collecting the keys but 6 months will be withheld and another 6 months will be the advance maintenance bill QUOTE(twins9 @ Sep 25 2012, 08:38 AM) Yup Rm4800+ 5000 when collect key if you are submitting your renovation plans immediately. You can pay your renovation deposit when you are ready to renovate. What is the car remote for?Congratulations, Palmers! Once you pay your maint fee, next collection would be 6 months from now. For those already staying there, your battery for the car remote control can be changed at Radio Shack at Rm9.50 each. Renovation ideas...try this... Houzz Added on September 25, 2012, 8:43 amUnifi is neat. No dish, just normal small equipment in your house. Can watch most channels, I dont watch TV so I dont know if astro available. QUOTE(twins9 @ Sep 25 2012, 11:19 AM) I mean I don't watch astro. Of course, we have Astro. I see. If no Astro/Astro Beyond, i think we can not leave there as my family all are big fans of Astro/Astro Beyond. The car remote scanner is for the boom gate at the guard house. First 1 year free, then you need to change battery yourself. The remote act something like an access card huh. |

It seems to me the 12 months maintenance fee to pay upon VP is a bit over.
No wonder they are a cash rich developer. |

QUOTE(ivanlim84 @ Sep 28 2012, 11:48 PM) I collected the key to my house today and found out I am second to collect. Tomorrow will have 5 more owners to collect their keys. If these are the only defects, i think it is consider as good. Below are some defects I have found but other than that, I am quite ok with everything else » Click to show Spoiler - click again to hide... « How about the flooring? The under construction Maya unit that i visited seems to have have poor workmanship on the timber flooring. |

QUOTE(ivanlim84 @ Sep 29 2012, 11:40 AM) Flooring is good for mine. Everything was ok. That is good. But I find the door a bit on the rough side. Maybe coz the paint that they applied are not glossy paint. Maybe it will do more good in the long term QUOTE(ak28 @ Sep 29 2012, 11:43 AM) The show unit that i saw also have poor workmanship on the flooring. There are gaps in between and scratches.. The defect i see was wavy floor. |

QUOTE(twins9 @ Oct 3 2012, 04:36 PM) Better put me in future palmers. I not yet sign the S&P.And i am having technical problem on the bank loan. Bankers refuse to give loan as 'on going project', they only wiling to do it as 'completed project' which would have some cost impact to me. One of the bank give the reason as ' TP is not a good performance development, in view of still have unit unsold after launching of 1 year ago.' |

QUOTE(naleh33 @ Oct 5 2012, 10:47 AM) 1) I need to pay valuation fee about RM2k2) Bank only release the loan upon completion. Means either I finance the house from my own pocket or I delay the payment till bank release the money. Later scenario the developer will charge me 10%p.a. For the overdue. Rough calculation about RK9k per month of late payment. QUOTE(LCL01 @ Oct 5 2012, 10:53 AM) Good idea. Maybe I should check with the SA. QUOTE(houndog1973 @ Oct 5 2012, 11:15 AM) That comment "TP is not a good performer / developer because of unsold units" is surprising to me. Not even sure it is accurate and in the right context. Sub sale/completed unit will not have such problem. I just signed my S&P about a month ago and my loan was approved in a week but mine is a subsale and a completed / new unit from an older phase. QUOTE(twins9 @ Oct 5 2012, 06:02 PM) The bank is not giving you a loan because there are unsold units and TP is not a performance development project? That is going to hurt TP reputation badly. Bank approve my loan, but they will treat the unit as completed project. For on going project each bank have their own quota for that particular project. For TP 1 bank that I approach told me they already close their TP account. Another bank tell me their TP quota already reached, now they try to increase it. 1 more bank tell me their quota also reached and they refuse to increase it as they opium the development is under perform. why bank refuse to give loan on ongoing project? Fear of abandonment? Why condos can get loans easily? Other buyers got similar feedback from banks? QUOTE(Ultraman2000 @ Oct 5 2012, 07:22 PM) Is yours a completed unit? This post has been edited by enriquelee: Oct 5 2012, 11:22 PM |

QUOTE(ivanlim84 @ Oct 5 2012, 11:30 PM) TP is under perform? Do you mind telling us which bank you are referring to? If it is under perform then there will be a lot of units not sold. Standard chartered say so. QUOTE(Ultraman2000 @ Oct 5 2012, 11:57 PM) Nope, not complete unit. Citibank didnt ask for valuation or only will release the loan upon completion. And, their service is the best among others bank so far. Thanks for the info. I'll approach Citibank then. |

QUOTE(zipZ @ Oct 6 2012, 12:35 AM) I apply OCBC (not completed project in TP), loan approve easily without much questions. Even until now TP's house also not complete fully. When was your application? Please try OCBC. QUOTE(naleh33 @ Oct 6 2012, 08:34 AM) When was your application. OCBC quota only left 700k, they are trying to increase it now. But they need to ascertain the total unsold unit as at now and what is the billing stage now, which Lum Chang still not able to provide them this info. I'm really puzzle about why LC not able to provide these info to the banker. |

QUOTE(twins9 @ Oct 7 2012, 11:28 AM) I use Hong Leong Bank. Miss Ho, the Bank Manager, is friendly and very efficient. She is on maternity leave now, but you can ask for Avelyn....she is at Taman Orkid ?? branch but will come over to TP if you need a loan. Thanks for the info.We got our loans all approved in less than a week. Added on October 7, 2012, 11:30 amTP has 600 houses in total and they are releasing it slowly as the sales are not as BBB as Mah Sing or SP Setia. QUOTE(zipZ @ Oct 7 2012, 03:04 PM) I suppose that is around launching time. Then no problem.Banks only give this kind of problem after the project is launched for quite sometime but still have remaining unsold units. |

QUOTE(ivanlim84 @ Oct 8 2012, 11:19 AM) Maya which launched about 1 year ago.QUOTE(twins9 @ Oct 8 2012, 12:40 PM) Umm....does that means TP is not good for investment? If you look around the same area, all semi-d will be in the range of 1.6 mil, isn't it? 1.3+ to get a unit should be consider low risk to the banker as they can sell it next time easily.I know that Jade Hills, Mah sing, Gita Bayu, even Symphony Hills have units years after launch. Really dont understand how they gauge projects..maybe the appreciation for tp is just too slow....so the risks to banks is higher? Anyhow, Standard Charted told me their valuation on TP is ok, not over price. Just they refuse to give a loan under 'on going' project. Currently they are trying to negotiate with the developer not to charge late interest. Let see what is their out come. |

QUOTE(ivanlim84 @ Oct 8 2012, 02:00 PM) Oh yeah..I was in a big mess for that late interest thing but it is only RM170. It was all my lawyer's fault. But they only pay for RM110 then I found out bout the outstanding RM60 when I collect the key. I just close my eyes and pay RM60. At least it is not few hundred or thousands then I am ok. My case is about RM9K per month. But the worst part is the total delay duration nobody can ascertain now. |
