Wonder why you single out TP, (which has the slowest price increament) among similar SDs in g&g. 

There is a new project, Canary Residence in Cheras Hartamas.  Maybe you can look at that one...

FYI, Canary Residence is leasehold, town villas 3 storey-2400 sq ft, 4 storey 3200 sq ft, price 1.2mil-1.6mil.  Maint fees 350-450 per month.

Maybe that is more to your liking?  I may be bias, but for the same price, I would prefer to buy a freehold semid instead, with similar built up and similar facilities...though it may be further from town and not toll free.

Actuall I tried looking for it but dont know where is the Canary Residence entrance...leisure mall side or cheras hartamas side?  4 storey with lift is ok, I guess.

Is Maya the last phase of the Semi-D development? I forgot about the Masterplan details. I believe the last phase is the empty land along the road up to club house.

The last phase is the L phase....forgot the name... but it is not launched yet.  Lallang there because it is not part of the landscaping that our maintenance covers (common areas), I guess.

It is the undeveloped land for houses, but because it is the first thing you see, it looks unkempt.

All other housing estates are like that, but as it is surrounding the clubhouse, it is impossible to board up.

Well, technically speaking, the semid land are NOT common areas.  They are to be sold to buyers... similarly,  gardeners do NOT cut the grass inside the compound of your house, just outside.  But I think LC have some arrangement for them to cut the grass there once a while....should be charged to LC, not to our maint program.

I didnt ask them but that is what I think.  I was looking at country heights land a long time ago and saw all those land sold but not build by owners are full of lallang...  The SA told me they are NOT common areas and gardeners do not cut the grass.  It is the same with all housing developments.

Halloween fizzled out cos lack of staff.  No show and rain out anyway.

Maybe next year when there are more residents. Problem with malaysians is that they think halloween is only about ghosts and ghouls.  This year most popular halloween costumes are avengers, spiderman and Obama!

CNY is really more fun.  Usually before or on the 15th of the month.  Food, lion dance, water games and lucky draws.  Only time when the clubhouse is FULL to overflowing....just like ORINOCO!

Then, at 8pm, FIREWORKS!

if so good, why must ad here? 50% sold out somemore. really need to check their quality. TP so far, their workmanship is quite good. of course there isn't perfect.

they started to fix the defect list. managed to chat with the main contractor. quite friendly and understandable. they managed to replace a broken tile and i can't see which is the one they replaced. nicely done.

Sg long is having a bad traffic every morning. So, better reconsider again.

TP go old klang road 15 min? 
I think 15 min you can reach Cheras Kajang highway only. 

Normal for us to go most places around 30-45 mins...

TP to Shangrila 30 mins.
TP to the curve 45 mins
TP to LCCT 60 mins - slow drive
TP to midvalley 20 mins

Thereabouts...of course, disregard major jams, rainstorm and accidents.

Price of their 4 storey link is similar to our Maya and maintenance fee is about Rm400+.  Anyone look it up?

Yes, every morning, you can see endless cars doing the loop just to pay toll.  Well, that shows that finally, ppl are pissed of that horrible road outside Taman Rakan.  I wonder how jammed it would be when all the new houses inside Taman Rakan are occupied.

Not to mention all those cars coming all the way from inside Sg. Long as well.

How is the Mahkota main exit?  Is it better after they widen the road?  Still stucked at the double traffic lights junction?

We did a funny comparison of a similar concept housing area nearer to cheras leisure mall.

A corner 4 storey terrace villa there cost about Rm1.6mil.  You can buy one at TP for about Rm1.5mil at today price.

You have Rm100k leftover, enough for 100,000 toll days...which is 270+ years.  If the toll double to Rm2, you still have 140 years....

Of course, I am not going to compare leasehold and freehold, etc.

The traffic in Mahkota is still quite bad but only on certain days. I think for the whole week, Saturday morning is the worst. Weekdays morning is still quite bad but today is quite clear. Hard to predict which day will jam.

They have widen the road but the bridge is still 2 lanes which is causing the bottleneck as well.
