That is horrible... Who is paying for it? The bank or u?
*
If i take up the loan now, i'll be liable for this late interest.
But the bank now is negotiating with the developer to waive this late interest. Now no out come yet.

Hi enriquelee,

So far I am happy with Standard Chartered, Did not have any problem with it, no late/penalty.
Two of my Twin Palms property is with them. One of them that I took was the last few units which is consider on-going i.e. almost 70% completed.

Only dislikes is that the developer insist that I must take the same SNP & Loan Lawyer.

Not sure if you dealing with SCB officer Eddy (he handles my two cases)

Fabian is the guy who handle my standard charted application.

I finally saw Orinoco in all its glory!  Major rain storm yesterday and got stuck in the clubhouse.  While waiting for the guard to send me home in their golf cart, I enjoyed looking at our Orinoco River. .... You can only see it when it rains... the roof is designed to channel water  like a waterfall and rain water flows down on both side of the front entrance onto the pebble "stream" below....very nice..!

After visiting numerous clubs' swimming pools, I still think our pool is the best infinity pool with the 3 mushrooms gushing water out.  It removes some chlorine and add oxygen....so our water feels fresh and has less chlorine smell than other pools....personal opinion. rclxms.gif

Should have taken some photo to show us. tongue.gif
Anyhow the perspective of the club house look very nice. biggrin.gif

your need to hire some one to carry out periodical maintenance, alto the builder did the anti termite during construct the sub base smile.gif
*
If not mistaken main contractor should have 3 years warranty on termite treatment from his sub contractor who do the treatment.
Periodic maintenance is needed after the drill hole process. Or else just get pest control company do regular checking.

Yup, some pest control co. Even give 5 years warranty but come with T&C u must hired them to carry out checking/ maintenance twice a year at cost…esle the warranty is as good as none doh.gif
*
I think now a days no more 5 years warranty (Max 3 years) as government control the usage of toxic content in the treatment medicine.

smile.gif Thanks for the information.

So, the developer already drill the whole, put the termite treatment, and we just need to engage a termite company after 3 years to do the yearly maintenance? No need to dril hole liao, right?
*
Don't worry too much about termite if it is not a termite area, which i think TP, Sg. Long is not.
Maybe twins9 or others who already stay in there can give some info.

QUOTE(skng03 @ Oct 26 2012, 01:33 AM)
developer/ builder don't drill tongue.gif  they just spay on soil/ sub base before casting the foundation/ ground floor concrete slab nod.gif
*
Yup, you are right.

smile.gif i like wood design, that why my friend prompt me about termine problem. Some comment said palm oil plantion got termine. Not sure how true is ths. That why need o check. If really need termine treatment, then better do it before start reno lo...
*
If you are referring to timber flooring, you should worry moisture content more, which is the 1st enemy of timber flooring.

QUOTE(naleh33 @ Oct 28 2012, 02:05 PM)
But nowadays those wooden flooring all come with anti termite treatment. Sometimes the termite does not come from the soil below, it comes from the wooden furniture that you bought. It happens to my auntie's house.
*
On top of that, termite also do fly into some houses.

Wow! That's quite a lot.
1) Where is the BBQ area? Near the pool?
7) Jogging track = I think the pathway beside the driveway. Not that safe I think but when the bangalow side is ready, I think there will have it there.
12) Pond, yes, there is. They are building it now. Just in front of Maya type C. I think the bangalow side will have a couple as well.
13) I think that is the linear park. One of the high ground near the club house?
16) The current sales office (2 rooms) will be converted into playroom after the sales team move out (after full completion). Heard there will be a pool table as well.
14) = 15) tongue.gif
18) Where is the par course? I haven't really walk into the linear park.
*
For 16), after full completion is probably 6 years from now? doh.gif
Pool table thumbup.gif

QUOTE(twins9 @ Oct 31 2012, 08:08 AM)
I answered within your quote..... brows.gif

Added on October 31, 2012, 8:11 amSeriously, who needs a business kiosk when everyone has a portable office at their finger tips?

I am not sure if we can access the bungalow area and all its gardens/ponds/bbq areas.  The rich ones may not like their poorer brethen to disturb their peaceful existence....

Added on October 31, 2012, 8:13 amAnyone knows that the pond opposite the semid (near the mosque area) belongs to LC?  Do you think they may build a condo there?  I asked the SA, he said it was carved out for 30% allocation of low/mid cost housings as required by govt.
*
My bad, just notice after you highlighted.
Bungalow area use different entrance, right?
7) Jogging track is a proper rubber track, or just jog on the grass?
12) The one at our site is the one still under construction beside TNB sub station near Maya?
13) In plan? Only plan to do, but not yet start work?
17) Sometimes? haha. mean frequent breakdown?
18) Par course is a trail equipped with obstacles or stations distributed along its way for people to exercise. Any such obstacles or stations in the linear park?

I dont know about par course, but we do have a nice outdoor equipment park just opposite the club house, entrance of the linear park.  Jogging track...normal concrete path surrounding linear park, though I see most prefer to job up and down the hill plus along the paths outside houses.
The pool table is our suggestion, so far nothing concrete.  We want it in the showroom where the model houses are....when we take back the clubhouse in 5-6 years time....

I wish there is a fireplace where I could curl up my toes, sip hot chocolate  and watch the snow in winter.....

LOL...
*
I think the par course is referring to this outdoor equipment park.
So, twin palm do have many joggers huh.

Haha, fire place to watch snow? Yes, you can do it, probably snow in tv screen. tongue.gif

In fact, i also very concern about this slow sales initially. But after think think, this is really a good place for own stay. So finally also take up the deal.
I think probably, due to Lum Chang is not well known in Malaysia due to their low profile. Can't even find his name in the recent Edge Developer Award. (Probably due to Lum Chang is from Singapore)

By the way, is the Halloween party there already over? Any picture? Twins9

I wanted to buy La Ville but sold out. I guess in a way, I am lucky NOT to buy it after all or I will regret it. I am not so worried about the slow sales as most buyers are not investor. The moment I got the key, some agent called and ask if I want to sell. (within 24hr!)

TP is still regards as one of the top in Balakong area. A lot of my friends love it but maybe a bit pricey for them to own it for now.
*
You mean you didn't buy La Ville but end up buy Twin Palm?
