Don't think got 900k for semi D in kajang now... Maybe super link still have like TTDI ..around 900k. Maya is above 1.3 k now...

Sg. Long has lots of houses, I think can get RM900k for semid. Why twin palms? Just one of the many housing estates there. Desa Budiman has similar cooling environment.

He bought Taming Mutiara semid, can renovate the house to his heart content. No questions asked. Same security and quite safe. Only RM100+ a month. He built his own small lap pool and added a jacuzzi, outdoor shower for his kids. Best of all, toll free! He says the money saved from maint (about 250) monthly enough for security system, pay for pool, etc.

Type A the ground floor too small. Don't know what to do with that area. Type C only leave the one facing T junction and Type B all sold out. Why type B sold out so fast?

I'm currently staying at Cheras KL area and hesitant a bit to move further south.
However, semi dee at my area is easily more than 1.5M.
Thinking of upgrading from terrace to semi d.

Maya phase 1 got 2 unit type A still, and 3 unit type C. Price around 1.45-0.75k.
Type B1 and B2 got few unit. Price around 1.5-.16 -0.75k.

Yupe, those no red sticker is still available. The bubble pool is the jacuzzi facilities in the club house. The picture is type A show unit. ^.^**

For phase 1, Type A have a garden at 2nd floor, type C has the largest layout but leave junction unit. The 2nd phase don't have type A but got type b1 and c1, and phase 3 got b2 and c2.

Thanks bro. I like type A but don't know what to do with the grd floor and the guest room on first floor doesn't come with ensuite bathroom.

Type B and B1 master room doesnt come with bathtub and just hope that B2 has bathtub.

I assume you got Type A since you took their pictures. smile.gif

Ya, I book type A cause think I can open the sliding door and acess to garden anytime since is in 2nd floor. Type A master room got bathtub. I m thinking of use the guest room as study room. Ya, the groud floor still haven't figure out wat it for. Any suggestion? smile.gif

Yeah, can use it as studyroom or playroom for kids.

Groundfloor... Can use as guest living room or yumcha place, mahjong place hehe.
Or your own gym, home theater, but definitely not prayers' place if u r a buddhist.
Some said that it's not good to be there, it needs to be on the same level with your living hall.

nod.gif ya, my parent also think prayer place need to be same level with the living room. But ground floor is cool And chill, think can be a another reading area with a nice sofa bed for afternoon nap. tongue.gif

Some ppl also comment type A not suitable if yr house has Old folk cause need to Climb stairs but I think is manageable still. Not big concern. Still got 3 nice unit. One is the show house. If u really like it, can consider as maya phase 2 and 3 no more type A design.

Wonder why TP Sg. Long is not really selling like hot cakes.

You could also put in a nice aquarium on groundfloor + some book racks.
And if you have kids, make them study on the groundfloor whereby there isn't any TV! smile.gif

Yeah, I am wondering as well why TP is not selling like hot cakes, when it is gifted with nice natural surroundings, very well neighborhood setup, a perfect place to raise a family, the access road to TP is smooth as well compared to Sungai Long. The only major drawback will be the toll.

Maybe most of the Malaysians just do not like to pay toll to leave their house. Other than that reason, I can't see why the price can't appreciate. The previous semi-D project (Arecca) was selling at about 1mil. Maya is only 300-500K appreciation. For other projects, I bet it will be close to 2mil.

Hmm... I think one of the reason TP Sg long not selling like hot cakes is the very passive marketing strategy. No news about 3th phase launching even though now u actually can book B2 and C2 type. But, no advertisement in the Newspaper too (at least, I don't see any yet). And, also no Durian fair or feng shui talk or any launching activities also. unsure.gif

But, actually the developer Lum Chong is quite ok and reasonable. At least, their sales person don't make me feel like I m their "Big water Fish" rclxms.gif when i visiting their show house. They didn’t hard sell or keep giving promise or sweet talk such as early bird discount just short period of time, many unit has been taken up by showing the orange sticker on the wall tongue.gif , or make up the price to 110% then give you 10% discount, so u can get 100% loan or DIBS or keep mention about free aircon la, auto gate lar.. (even though TP unit come with auto gate, solar heater, plaster ceiling etc), but they just mention the unit come with all this facilities not using "Free" word.

Ya, is quite nice dealing with them. At least, they make u feel they are honest and fair.
