Sorry, busy with my mom in town, no time to spy on other projects...check up with other spies in Kajang....want to buy another?


Finally saw Tropicana Cheras Signboard up outside Taman Rakan, guess the showhouse is almost ready....

i think tropican cheras, surrounding is quite bad la.....
access is bad too...the junction turning in is high traffic and accident prone....

Added on June 5, 2012, 11:46 amI see major ground clearing just off the highway, next to the Suria Tropika terrace houses. Is that a new project? You can see the ground clearing from silk highway.

No... I mentioned is Pearl Residence@Kajang which is same developer as Pearl Residence@Cheras... No mistaken is Cergas Makmut... smile.gif

Keke...cant keep up with all the new projects launching like mushrooms.

Anyway, while I dont regret buying TP to stay, I do regret NOT buying Garden Residence Cyberjaya by MS...... That time, didnt think about buying for investment as I was contemplating one or the other, not both...thinking that Rm2mil invesment would be too much. 3 years later, GR is almost ready and the prices has shot up more than TP. If I had been brave like you guys and invested in both, I would be very contended and happy person today.

sad.gif Me too.... the whole last year not alway in Malaysia... Dont know the properties market at country... beginning these year, when Clover@Garden Residence Cyberjaya launching. Wahh... too nice when at the side.... personal view Garden Residence is better than Lake View Cyberjaya.... But the price... sweat.gif ...

For own stay, I still choose TP as it is more mature and closer to amenities than GR. For investment, you can't deny the returns (on paper) so far is great. The Rm800k+ semid is now asking for Rm1.4mil and further upside when they launch another new phase at RM1.7mil later this year.

What makes GR ticks? It is at cyberjaya, IT hub of malaysia, has great connectivity through MEX, Putrajaya highways, Putrajaya Sentral, MRT and close to LCCT/KLIA as well.

TP, though surrounded by greeneries, is in the "Kajang putih" region, known for low costs houses, floods and daily jams!

Totally agreed thumbup.gif TP is a matured neighbourhood for own stay. Nice and serene environment. Fall in love when I visit TP though I have not stayed there yet haha brows.gif

Somehow I think Cyberjaya still do not have the substantial attraction for me to invest there. Paper gain is obviously much higher because of those big players' presence. Good marketing and housing concept attracts potential buyers.

Why I didn't buy GR that time...

Worried about staying there alone if most are flippers. No clubhouse on site and the whole area is too new....sort of in the middle of nowhere....lots of construction going on. Maintenance fees quite expensive at Rm380 a month without clubhouse. Didnt know that IOI REsort city would be up so quickly.


Last thing ....the clubhouse was not built before the houses...so I cannot imagine how it would look like. The unusually high premium of Rm2000 a year puts me off because no one at that time knew how much and how they charge. Per house/per family/adults only? What if most residents find it expensive to join and opt out? Would Mah Seng operates a money losing clubhouse?

The KR, Kemuning Utama, Hijauan Residence clubhouses were not anything close to what were shown in paper.

Haha...wished we had waited a bit.

The developer already agreed that we 1st phasers can widen our gate by 4 ft and change to folding to allow easier parking.

Been following GR for quite a bit, it seems that MS is trying to make GR a better place than DPC.

TP just cannot match GR as it doesnt have commercial hub, just full residential.......

Will need to see how GR turns out after 2 years.

Hi There,
I m new to this forum, but enjoy reading all the comment about Twin Palm.
My 1st visit to Twin Palm was on 2010 and was so impress with the nice, quiet environment and cool fresh air.

Twin9, since u stay in TP, can I ask a question?
In 2010, there was not much house in TP, more tree and nice scenery. With the launch of Maya phase 1, 2 and 3, there are more and more house in TP now and less tree and landscaping. Do u notice any change in term of the fresh air, and cooling environment in TP since a lot of tree has been chopped down.

All the phases in TP were planned from day one and we know about it. I don't notice major changes in air quality so far. The hills opposite us (bungalows side) still good with lots of green. It is still cool at night. Can't say for the next few years.

I think TP land was already cleared (maya side) in 2010. It is the Sunville land that is being cleared now.

Type A the ground floor too small. Don't know what to do with that area. Type C only leave the one facing T junction and Type B all sold out. Why type B sold out so fast?

Have been eyeing Twin Palms super-link (sub sale), really love the true G&G environment and resort feel.

Saw some sub-sale Semi-D at 1.4 Mil in iproperty.

What is the MAYA semi-d price now and any idea still available? Any discounts given?
