Have you guys been to Twin Palms Kemensah?
The environment is way more exotic and the view is absolutely fantastic looking over Bukit Tabur.

Should visit there sometimes~~ I think you guys will love it there too!

What's the expected price for Maya Phase 3? What are the promotion there?
DIBS? Free S&P and loan legal fees? Discount? MOT free?

Well true, but not exactly true.
Depending on people I would say. I like to be close to the city center and yet "feel" far away.
Because of the surroundings (Bukit Tabur), you get to enjoy a lot of greenery and somemore Bukit Tabur is listed into UNESCO.

Standard RM600 p.m for maintenance in TP Kemensah, all bungalows only.
How much maintenance in TP Sg Long?

If I remember correctly, TP Sg Long Semi-d used to launch at around 8xx to 9xxk 2-3 years ago.

Type A the ground floor too small. Don't know what to do with that area. Type C only leave the one facing T junction and Type B all sold out. Why type B sold out so fast?

I'm currently staying at Cheras KL area and hesitant a bit to move further south.
However, semi dee at my area is easily more than 1.5M.
Thinking of upgrading from terrace to semi d.

For phase 1, Type A have a garden at 2nd floor, type C has the largest layout but leave junction unit. The 2nd phase don't have type A but got type b1 and c1, and phase 3 got b2 and c2.

Thanks bro. I like type A but don't know what to do with the grd floor and the guest room on first floor doesn't come with ensuite bathroom.

Type B and B1 master room doesnt come with bathtub and just hope that B2 has bathtub.

I assume you got Type A since you took their pictures. smile.gif

Yeah, can use it as studyroom or playroom for kids.

Groundfloor... Can use as guest living room or yumcha place, mahjong place hehe.
Or your own gym, home theater, but definitely not prayers' place if u r a buddhist.
Some said that it's not good to be there, it needs to be on the same level with your living hall.

Thanks Ultraman. I think going up one floor is manageable. Besides, it's good to walk up and down.

Wonder why TP Sg. Long is not really selling like hot cakes.

You could also put in a nice aquarium on groundfloor + some book racks.
And if you have kids, make them study on the groundfloor whereby there isn't any TV! smile.gif

Eh? The new launch doesn't come with DIBS, low downpayment etc.??? That's a big turn-off.

Ultraman, you are really an early bird!
I went to check out TP with my wife the other day. Everytime we go there, my wife just love it there.
She loves the environment, the semi-d design, the build up, and the spacious master bedroom design that Maya has to offer.

We are quite tempted to get a unit there (although it's slightly further away from the city).
It would definitely be a good environment for kids to grow up, safe & guarded.

However, I could only get 70% loan, let's see how to work this out.
And non-DIBS is a turn off.... sad.gif

Where do you guys shop most of the time? Jusco Cheras Selatan?
I mean just for some groceries. I gues that's the closest, other than the convenient stores or "yok choi pou" in Sg. Long itself.

Ultraman, well, we went to see type A, and we like type B better (which is more conventional/traditional design).

I seldom go to 1U and the Curve as they are really far away like 45 mins to 1 hour (door-to-door, including finding parking space...).

And the things that I want usually can get in Gardens, MV, Pavillion, etc. Normal groceries can just get in Giant, Tesco, Jusco, etc. Not too picky on that.

That is if you have a very nicely renovated house, with everything you need in it. Then, you can just enjoy at home.
Well, I guess for family man, staying in house is the best though (at least for me, hehe).

Man... the more I look at this thread, the more I feel like buying a house in Twin Palms. How how how?!!

thumbup.gif Not that I don't want to buy, but I will be out of the country for at least 2 years starting end of the year. So, not too sure if I should actually buy this now, and then, go live in when Maya Phase 3 is completed.
