I came pretty close to buying quite a while back, but I didn't like the increase of 300-500k.

Are you expecting Maya launching does not have any price increase compared to Arecca? brows.gif

What I dont understand is that nobody complains when Puchong increase their launch price by 500k, but ppl expect to buy Sg. Long houses at stagnant prices of 2010....

And..when it was at RM800k-1mil from 2007 to 2010, nobody interested to buy then.

Many of us are still having the perception that Sg Long is a isolated and undeveloped area. Hence, it does not deserve price increase compared to hot area like Kinrara, BJ and Puchong. Another possibility pointed out by our forumer, projects in Sg Long in particular TP, did not have very aggressive marketing campaign like other developers eg. SP Setia.

Maybe we need some reputable and aggressive developers to invest their interest in this area such as building some prominent mall to get more attention. laugh.gif

Hoping that Centre Stage will follow a bit of Curve and attract better restaurants to this part of Jiu Lai.

Cheras Central is coming up but that is nearer to Leisure mall area.

I spent a whole day at Pavilion, KLCC yesterday...and really didnt like the Happening Crowd anymore....cant wait to go home!

I thought Centre Stage is at PJ section 13 area? Sg Long does not have a prominent mall to attract people to come to this area.

It was really a coincidence in my purchase. I was on the way to mahkota cheras but I missed the turning, so I am forced to drive all the way to TP to u-turn. That is when I stumbled upon TP and found out that the setup was great. I saw the bungalow along the side and semi-d on the opposite side, their design is modern and simple. In my mind, I am thinking this project is going to cost 1.5mil and above, at least, looking at the entire project setup.

However, a hunch is telling me to give them a call to find out the pricing and surprisingly, the SA told me there are still a few Areca units left which is priced at 1mil. At that moment, I thought 1mil is a reasonable price for a semi-d. So I and my wife went there the next day to have a look. The SA brought us around and show us the project.

As you say, it was the environment that both of us fall in love with. At that moment, I have not seen any G&G project that is equally impressive and affordable. I brought my parents for 2nd viewing and they are happy as well, so we decided to go with the booking. To me, paying the toll is not a major issue. There are lots of public amenities around the area.

I still don't think is about the price increased. More toward the starting price on 2010 already quite high..around RM900k. When the price reach >1.2M is consider nich market, especially the unit comewith RM 380 maintenancefees. Same apply to viridian, East park 72. Besides, people buy Maya mainly for own stay, not for investment as Lum chong do not provide package that attractive to the invester such as DIBS, 0% down payment etc.

Some say RM380 is way too expensive. I agree it is the highest in the low-mid income class area of Sg. Long where most will not even want to pay RM100 a month for security.

Actually, the pain is getting to us....another 1/2 year fees due...TODAY!

Eh? The new launch doesn't come with DIBS, low downpayment etc.??? That's a big turn-off.

Yupe, new launch no DIBS and standard 10% down payment for 1st house. 30% if u got more house.
Just free MOT, S&P agreement lawyer fees. Loan lawyer fees need to pay yrself. blink.gif

I think Maya design and Areca is different in term of material use and design.
