Still considering Huan Xi unit LV-050: Land-size 3313 sqft @ RM 1,309,800.

I find this unit got extra land at the back which work out to 26 x 127 compared to normal unit 26 x 95.

For an extra rm 50k, the extra land is 3313 - 2470 = 843 sqft at the back. Very worth it.

But also very suspicious why nobody wanna buy this great unit? Is there some cons that I am not aware of?

Does everyone aware that under strata title project, you will not be getting individual land title with the boundary of your house stated on the title?

You land title in the future will state you hold many share out of total of how many share in the Management Corporation (MC). Legally, the land where the house is sitting belongs to the MC and with the DMC signed, the owner need to get consent from MC on any exterior renovation. For illustration, if in future a party offer to buy up all the land under the MC and more than 50% of the "shareholder" voted in favour, the MC has the right to sell the whole project and distribute the proceed to its shareholders according to their percentage of shareholding.

Gita Bayu is under strata title...whereby there are legal case going on when a sub-sale purchaser (not the primary one) is suing the MC for not approving for certain renovation plan... 

The SPA that you sign is under Schedule H which is same as any other strata title project (like condominium). All the common area and common properties will be vested in the name of the MC of which every house owner is a "shareholder" holding x%. The thing which you may not know is the land of your house is also on the name of the MC...

You can verify the above with any of your lawyer fren...

Very good. Am considering letting go of my corner unit in Lyden 16 Sierra for an even greater living environment. Shall make a visit there this Saturday while checking out SR.

Problem is got to dispose of the unit before I can even buy. If buy, then Lyden cannot sell .. I can jump down from 14th flr

I like sereity, which Cyberjaya and Putrajaya provides for now. Although it is/was deemed a failure by the main developer there, it has potential. Took a while to materialize but it's getting there. It needs the right push and momentum and I believe this would be it. The people there are savvy and do not have the 3rd world mentality in a 1st class infrastructure. Of my many visits to Allamanda and other parts of Cyber/Putra, I have found them to be polite, more so than those in central KL. So, I see better quality living in the long run. Of course if eventually becomes a hot spot, the atmosphere will change. But at least I see people with higher expectations. Thus, the understanding and vision of the community can be enhanced and visualized.
