Anyway many landed @ shah alam, further away & lower specification, already selling RM 800k+ loh.

with staff busy buying, hopefully they have enough concentration to complete and ensure SEG is a success.

Went to SEG today n its true that phase 2 liu li garden are 8899. Not surprise at all as 26x95 with Rm1.2 mil+ is a better buy compare to crystal residence landed - 22x85 (Rm1.4 mil to 1.6mil), symphony hills schubert 23x85 (Rm1.4mil+) etc.
islands unit to be launched year end with 26x85 2.5 storey starting from Rm1.4 mil+. Need more quality residence.

I like schubert but if possible i prefer wider width...24 vs 26..If there r side by side show units...one 24 n another 26ft..u ll immediately feel 26ft is so muc spacious with jus 2ft extra.. One can try that at the show units of emetald gardens there. 22ft to 24ft u wont feel that. But it reaches 26ft, suddenly it makes a lot difference.

Missed the boat when i was there last time  near 1.0xmil. Once decided not to go in then not going to look back le haa..or else too many regrets. Still hav other opportunities to buy somewhere else. But i always recommend friends to take a look there for ownstay. The landscape is better than some of the dpc projs. Lets see the end product n reevaluate again. I like its common gardens n areas between houses. Nice.

But he dropped the idea. End up bought Bangsar old town house. Bad decision.

Early Symphony Hills buyers Huat-Ah...

Money parked in other investment. Cannot buy all properties ha. Has to go for more capital efficient, investor frienly deal and better roi. If i wanted it as ownstay then the decision could be different ha.

I m not worry at all based on consideration below:-
1). SP Setia has so many big projects going on in Malaysia. The management will not allow the screw up happened especially SEG will be the benchmark for new company / management after tan Sri left.
2). Still got so many islands units plus high rise in SEG haven't been launched yet.
3). CCC which the developer is SP Setia also. They won't allow ppl to lost confident on them.
4). Concepts alr been firmed up + site clearing nearly completed. They just need to execute the works as per plan. Putting up fountains, greenery and landscape are not rocket science. Even DPC, UEM SH, Gamuda Jade Hills can deliver, why not SPS somemore they alr done it in Eco park?
5). Look at the pricing strategy for Liu Li garden 2. It's really spot on and beat all the competitors. They know that if they increase the pricing too much then they won't be competitive. Currently 26x95 (biggest landsize) at Rm1.2mil+ (reasonable) plus nearest gateway in cyber via future interchange from lingkaran putrajaya into SEg - can see that the management team is not stupid n quite switch on to the situation in SH, SR, MS etc.
6). Quite a number of SPS staff buying SEG regardless of own stay or investment.
They are the one who knows best about the insider news .if they buy also, why should we worry?
7). Worst scenario - SEG is not executed as beautiful as planned. Don't think any issue to put on landscape like other developments. Pricing of Rm1.2mil+ with great accessibilities, GnG, freehold - you can't be too wrong. Bear in mind that even lease hold projects nearby (puchong / SK and nusaputra) are alr selling close to Rm1.0mil.

Anyway, just my 2 cents to share.

As what i know during last check.
For Garden 2, the row that backing highway will get ORCHARD GARDEN behind, almost 79ft distance towards road. Also heard that Orchard Garden will have (small river stream), jogging path, garden tables & garden chairs for chit chating , Landscape & trees.
For me, I like YouMei type and backing Orchard Garden have more privacy & more green.

But im not sure about Garden 2 Part 2, ( left corner & left row ) as per picture shown.

Still, i hope SEG will get 10ft height of sound barrier. and with bushy trees.
And happy to see the superb response on the sales.

Hi, anyone can tell me more about the good points of this project. Isn't it faraway from KL?

Dpc to klcc..non peak like sunday abt 30mins. Weekday morning 8am is abt 50 to 60mins via segambut, jln kuching, jln sultan ismail. Forget abt ldp side in the morning it ll take u longer time to reach klcc n pay unneccesay toll..ldp toll, penchala link, jln duta, jln parliment, jln sultan ismail or jln raja chuln. Not to use ldp le it ll kill u in the morning. Strongly recommend to segambut unless as early as 7am via penchala is ok.

Distance to klcc via segambut is abt 13km. Seg easily 30 to 35km. But of course majority of time for seg journey is mex..25km at least.

Everything needs to be gel n timing also need to be right. Kid's school, wife's mall, family's eatery, my job's location. Nothing has been rule out. Everything look gd at the moment except the last one.

2.5 storey link villa (26x85) islands unit starts from Rm 1.4mil+
Might as well buy Lepironia Garden semi-D 41x95 at Rm 1.8mil+

SEG what stage now? Still stage1 or stage2(a) now? If no need lump sum pay 30% then maybe can commit early, otherwise no money no LV. The only concern is the trim design(no corner) I pantang fengshui, u know next launching of SEG having different design ah?
