The Putrajaya highway is a mixed blessing. For people living in Cyberjaya it allows them to go to KL in 30 minutes. However the expats I know also say that the highway allows them to live in KL and get to work in Cyberjaya in 30 minutes.

If I'm an expat, I don't want to live in Cyberjaya because I don't like the foreign student population that dominates the place and drives like idiots on the road. I don't like it that I don't have easy access to high end grocery stores and I have to drive 30 minutes to Alamanda for Cold Storage or Bangsar for my organic food fix. I don't like that there are simply no high end restaurants around to entertain my guests. I don't like that there are only two bars in the whole area and no grocery store stocks up on beer or liquor.

Agreed. All these 3 main players are sucking malaysian's hard earn money!!

How many expat will buy houses in malaysia? from what i know, expat may rent houses in msia and hardly get one for themselves.

If you are going to rent out ur semi-dee at RM8K per month (let say semi-dee price at RM2.0 mil), i guess you are going to be upset as i totally agreed with Tishaban of some many " i don't like that"

The only thing now investor in cyber can hope is government provides incentive to encourage all big corporate HQ moving into cyber or putrajaya to boom this area otherwise i dont see any other reason this area will flourish.

To be happening..U need to start having more people as in more normal families living there. Super rich wont come if got not many average families living there coz cant show off. Average families cant come if houses so expensive. How many normal families wants to stay in pigeon hole all their life?? Most families with children and aging parents prefer landed properties as it gives them more freedom.

If the development of Cyberjaya is gonna be focusing on Apartments, service suites,townhouses and high end landed property, then I think it will fail to established itself as a good residential townchip.. Cyberjaya is in need for modern and affordable houses eg RM350k-800k GG cluster/link houses to give Cyberjaya a good kick start

Just my opinion..

nusaputra has a negative name... been there, not very impressed.
what about science park2 - do you have info what's going on there now, coming plans, indications?

Cyberjaya... sound soo old but hopefully things will improve given it was one of the EPP under ETP announced so far...

Admittedly some of the first phase houses in Nusaputra, those built before 2006, had problem with sinking driveways as graded land not fully settled (same thing happened to first phase of Setia Alam).

Subsequent phases do not have such problem. I know as my brother bought 2 houses in Nusaputra (from developer for only around RM110psf)...he is happy no problem and resale prices have moved up by more than 70%. Even at that price it is still substantially cheaper than those in Cyberjaya (at RM350-400psf).

I've been to Nusaputra (which is a G&G community) several times and came away rather impressed with the surrounding and landscaping...just my opinion, as I might be biased for my brother sake, but these photos don't lie:

interesting... can share some views on why?
one wud expect a new dev in a relatively untouched area to start a bit low, but this one seems to go straight to 2mil.

The Board of Directors of S P Setia Berhad wishes to announce that its subsidiary, SETIA ECO VILLA SDN BHD, has changed its name to SETIA ECO GLADES SDN BHD with effect from 7 April 2011. The Certificate of Incorporation on Change of Name of Company was received on 11 April 2011.

First time on MEX today after some months, saw the eco glades banner along the way.

CJ's development lately has no doubt giving more choices to the rich, but minimal selections to the medium income earner with family. Those suites or serviced apartments are targetting only either rich middle east/african students; and those linked houses are meant for high income earner. So, a medium income earner would have to stay somewhere else.

CJ is still lifeless at night...even after 10+ years. No residence, no commercial? Or rather lack of commercials hence no residence?... chicken n egg...someone got to sort this out first.

If there is a choice, i would not hesitate to go for landed property in kajang or even rawang, rather than CJ for now.

essentially u need to realised that Kajang, Rawang had been in existence for donkey years and many household and tamans already established. U may need to see the overall plan to realised that there is huge difference between Kajang, Rawang and CBJ. CBJ just started with more projects, some start to VP by next 1q 2012 onli.

Agree with you to certain extend that the house price in cyberjaya is not meant for avergae incomers apart from perhaps condo like serin, lakeview, garden view...all these still pretty much below 400-500k.

Lifeless at night is an overstatement, but also depend what you are looking for. If you refer to shopping, yes, nothing there....if you refer to restaurant, there are a handful, but perhaps more are required, if you referring pub and bar, that as good as zero....

No residence? you must be kidding, there are plenty of people staying there although cant compare with puchong, seri kembang, serdang or kajang....the residential development in cyberjaya had virtually stop for a few good year.....but to say no residence, well it is an overstatement really....

if you want to stay in cyberjaya or any other place, you need to know what you really want.....a lot of residential area (taman) are pretty quiet at night with minimum hypermarket / shops or shopping mall (Bukit jelutong, Setia Alam, bukit raja (new), bukit puchong, even some area in kajang, putra heights, Damansara height, dri damansara, rahman putra, etc)...depend really what you really want.....as you might also aware that there are 4-5 mix development (commercial/retails) in cyberjaya within the next 2-3 years....Shaftbury mall is expected to start operation next year....

So, if you want to move into a really mature township that already have tons of entertainment, restaurant, shopping mall, cyberjaya would not fit you bill, you should go to taman TTDI, Mutiara Damansara, Kota Damansara, Bandar utama, bangsar...as there are plenty of shop, malls, pubs, around.....and guess what.....dont complain about the price of link house there as well, because it will not be cheap.....

Alternatively, as you mentioned, moving to Kajang or Rawang is an option, why not. There are plenty of 400-500k link house (new) there....they might not have big mall like 1 utama, but i believe there are good amenities there, which are very important or more important to big shopping mall.....

Every area has there own characteristic, so really cant expect one to be exactly the same as the other. they have pro and cons.......otherwise, i would start cursing the price of house in Damansara heights....

Of course, one thing that we dont like is the current house price in KV......btw, medium incomers are alway to most screwed in many circumstances...that's why the protest in wall street.....
