For Ludwigia - The units that are the same row with club house - 2 way each direction future highway to Puchong -maybe you check with SA again what;s the actual distance from your premise to the curb of the hwy? i remember it's about 79'~.
As mentioned by bro XYYAP - it's a give and take consideration. Developer knows this very well thus they offering 79' Orchard Garden to Ludwigia unit and 20'+ orchard garden to inner road of SEG.
Also, if you study the 2nd phase of semi-D plan, you will notice that the units that are same row with club house not only close to MCT lakefront condo + backing future hwy to puchong + also flyover Lingkaran Putrajaya. The moment you open up the window, you can see flyover there. That's why i think buying phase 1 is always better than phase 2 because, cheaper, better location + orientation.

For me, the Semi-D might possibly be a home for me, my wife and my mum. And we like that the backyard is long, so that we can rear a dog since the side land is very narrow. Very depending on how fast I can dispose of my soon to be completed landed before we can decide to buy the Ludwigia.
