QUOTE(jit13 @ Jun 17 2013, 09:16 PM) Sound like u r staying there now? how cool... I am staying in vietnam currently but when i go back i usually go out driving from 6am to 9am in the morning or 2am to 3am just for fun. Driving during heavy rain is also my favourite to look at the places where we have flood. U may think i am crazy. HahaIf not mistaken, you have a unit Type A, which is the last row? (and of course, a semidee) This post has been edited by AMINT: Jun 17 2013, 09:24 PM |

QUOTE(natman @ Jun 17 2013, 10:05 PM) Have not been to nadayu but i know is not bad but the asking price of the unit is sky rocket consider jadehill has s/d at 1.3+ than a small link house right ? Semi d in nadayu which is almost 1000 sqft bigger than jade hill is being offered at rm1.3xmil. Only left 2 units though (not really sure current status). Kinda weird why jade hill price is still not yet go up by % wise like nadayu. |

QUOTE(jit13 @ Jun 17 2013, 10:31 PM) If you have a Type A unit, then it is at the last row? I just bought a Type I Superlink on the semidee side, which is also on the last row. Wah thanks for sharing. I think plant trees enough i guess. I am not that bothered with it. The last time i checked my type A, there was still about 15 feet or so to the wall surrounding nadayu. The road will also have some buffer to the wallReason why I am kaypo about this is cos there is a proposal for a dual carriageway linking K2 to Tropicana, which runs immediately behind more or less the entire northern border of N92. U can see this in one of your pics posted here. So whilst I am very excited along with all of you and looking forward to the improved accessibility to N92, just had a bit of concern about this road running behind our houses. I would like to share Michelle Ong of Nadayu HQ's reply to my enquiry, for the benefit of N92 houseowners: Quote " We have checked on the buffer which is, from the information we received till date, is approximately: · Within our boundary - 25 feet of buffer (* for Type I* - my italics), which we will suggest to have sound barrier along the boundary with us (subject to authority approval). · On other parties land – o according to MPKJ, 132 feet wide is the provision for the proposed road on other parties’ land and it is proposed to be a 4 lane dual carriageway. o Base on general guideline for the width per lane of 12feet, 4 lanes will make up of approx. 48 feet. o There is normally a road shoulder at both sides of the carriageway, estimated to be 37feet each from general understanding. · In a nutshell, the estimated buffer will be 25feet (our land) + 37feet (other parties’ land) However, kindly take note that the development plans and public infrastructure upgrade are approved by the authorities base on allowable guidelines, we have no control over anything that does not sit within our boundary and the plans are yet to be finalized by the authority at this juncture." Unquote So, apparently there is no formal channel for us N92 homeowners to provide our feedback and/or concerns, if any, to this proposed road as it is being built outside our lands and furthermore, it is (or should be) constructed in accordance with established guidelines. Nevertheless. I believe we can still give our feedback, whether solicited or not... free country mah Views/Opinions/Suggestions? |

QUOTE(ORIZ @ Jun 17 2013, 10:52 PM) Buying props at end rows facing empty plot of land is always troublesome in kl. I bot a condo facing hills and jungle with birds, monkeys, snakes etc.after 6 months 1 condo const started. Once done another one started and now the 3rd one is on going. I dun hear d dunk dunk dunk sound anymore coz I am so used to it n they leveled up d whole land. Just got to accept it la. Value goes up though. Yup. Once tropicana launch, nadayu and kajang 2 will sound cheap i guess. Then when whole kajang 2 is up and running, the place will appreciate it value some more. Just need to be patient. |

QUOTE(DonnyB @ Jun 17 2013, 11:19 PM) Nadayu nearer to happening place. Bangi-food haven. Many government offices like immigration, jab pendaftaran for ic, kwsp etc at jln reko. Jpj seksyen 7. Badminton, futsal court vrox jln reko and many more. Only to catch a movie has to go to putrajaya or balakong. But the IOI new mall will solve this. Really exciting development in this part of kajang. +1 cant wait for this to happen |

QUOTE(Chris Chew @ Jun 18 2013, 12:12 AM) Bro, what is that of rm400 psf? Bro just to let u know that the early buyer got in at around rm250psf like that. Now cannot already. Semi d also around rm300++psfLooks quite high for a superlink and looks so low for a condo. If link house, a 20x70 with 2000 sq ft bu means approx RM 800k+, which is almost the same price with current 2.5storey of 25x75 with 3000+ bu? |

QUOTE(Neoraj @ Jun 18 2013, 03:30 AM) Hey guys, First phase launched around rm420k already transacted recently at rm580k after vp. On top of that i think if not mistaken, developer also increased price 2x already on their available units since everytime they launch, all sold out in a day except for semi d, bungalow and superlink phase 2 as the price are all around rm1mil and more. These 3 types are the only ones available and limited units left. Semi d rm1.3xmil and bungalow rm2.xmilDoes anyone know whats the tentative pricing for the remaining Semi D and Bungalow units in Nadayu 92 now ? Has it been bumped up by the developer from when it was first launched ? This post has been edited by AMINT: Jun 18 2013, 08:25 AM |
