Nadayu 92:
1. facilities: pool, tennis court, basketball court, barbeque park. coming soon: gym

Kajang 2:
1. no facilities. the one with facilities will come soon (bungalow) - behind Nadayu 92 type a
2. high tension wire cut through your town. u can evern see in from of your house
3. maintenance not sure but should be just for security
4. individual title
5. Not sure about subsales. any idea?


depends on what you want. One thing u should take note is that when Tropicana Heights launches, no way Nadayu 92 and Kajang 2 will be as cheap anymore. now also without anything already appreciated quite fast.

Must consider launching price how much. N92 2 storeys were launched at rm420k. Latest transaction price rm615k. Now the ones u see which are less than rm600k are for the owners who are desperate. Same like jade hill. I saw a few selling less than rm1mil. For n92, appreciation quite good. Thats like after 1year++ period only from snp signing. Jade hill 2 storeys how much during launch? Rm420k? No way right? How long waited? Not 1 year++ right? For a veteran investor like u, ur mind can be sibeh slow sometimes. Lol

A few proposals have been approved:

1. Higher fencing level
2. Drain covers
3. Top cover guardhouse
4. Bamboo planting behind Type A for better garden feel

Fyi: the sales gallery and sales office belong to us now. Stay tuned on how we will make use of it. Also there is something else cooking too. Duwan to mention here. Kasi suprise later.

Yeah phone line is a problem here. Those living on the edge of n92 will get some line. I got mine H+ on my S4 but once i go to the ground floor dapat E only. We are currently working with telco com to improve the line here. In terms of internet, streamyx will be a available by april 2014. Unifi, fingers crossed. Downside there.

Just like any other good developments, we start seeing angmoh families start coming in. Anyway current discussions have been going on phase 1&2 sales gallery by various internal parties to convert into a gym as we have got it vacant by developers while in the future the sales gallery on phase 3 may become a party place for the kids. Slowly but surely we will get there.

Here are my opinion on TH:
1. Integrated development with K2. Commercials in TH and K2 will be somewhat integrated being so near to each other.
2. Have multiple existing amenities in bangi. Mutiple f&b for u to choose
3. Existing and future schools nearby. Can even walk or very2 short drive
4. Ktm station connected to shopping mall in k2. Next station is MRT kajang. Big plus point here.
5. Good roads coming. 4 lanes, flyover and tunnels.
6. Tropicana brand


However this is the con side:
1. Individual title with provision of f&g subject to council approval
2. Price a little bit high

As u can see the pros outweighs the cons.

If TH and K2 need 10 years, JH needs 25 years. K2 is already preparing the soil for commercials, shopping mall anx KTM station. JH preparing what? Lol. Got new restaurant called Le Moon's only. Lol. Unlike u, i am not biased to any development even the ones i bought as i mentioned all pros and cons to them. U only mentioned bagus2 only. Bad2 stuff simpan pocket.

The last time I checked which was 6 months ago:

Phase 1 : sold out

Phase 2: sold out

Phase 3: Semi -D = 1 left (loan drop out)
Type I = 6 left
Bungalow = 2 left

7 Semi-D were sold in the last 6 months after people know the pros of the area and TH was about to launch. Now the sales gallery moved to KL i believe as JMC took over the sales gallery to be converted into part of new facilities.

Those 6 units left of Type I are a bit on the high side as you get some land at the back. Circa RM1mil and above

Dear All,

Please find the latest info given by Nadayu. The fence will be double volume. So expect to be as high as setia eco park fence. The work on drain covers and guardhouse roof cover will also be on the way. More plants will be planted surrounding Nadayu 92 especially at the back of Type A,B and I. Please refer to the anticipated schedule in the attachment. Nadayu is responding to the residents' need and their response is commendable.

Some people always wanna hentam regardless of the improvements that are coming. Just keep quiet guys. The ones I mentioned here are minor ones. The major ones we keep in the pocket. When wanna launch only we show.
