Lots of subsale units in Gemilang.. considering for own stay. Any owners comments?

I'm looking to buy a house in kota bayuemas the new launch carissa. I visited the township. I would like to know some feedback from existing owner/investors about this township and quality of the house

Hi. Why Carissa instead of Areca or Gemilang 1? Can i know Carissa sales package?

The newer houses are quite ok but the old ones crack a lot!

What's carissa's price?I thinks this is the only new launch in southklg

Areca n gemilang almost fully sold..so the SA told me there wud be new launch in april called carissa

Apart from bayuemas...has any1 heard of o been to amverton links at klang Its somewer andalas

Those amverton is at the back of klang. Nearby sentosa area. Too overpriced. Inside looks nice but outside is sentosa area. Bayuemas area better.

Bayuemas can tag on commercial in gravit8 and parklands on top of bkt tinggi botanic areas.

I’m getting a developer unit from Gemilang 1 series. Not sure this is a better bet than Areca. Buy for ownstay though.

There are still a lot of subsale units available in Gemilang. Based on brickz transaction records, the value doesnt really appreciate which left me wonder why.

I am still considering whether or not to purchase one as the location is quite a put off for me.

While I&P is quite generous on the layout, it wasnt spared from defects. I viewed one unit with around 30 defects to be rectified. They are mainly crack lines. Could this really suggest the land is indeed sinking? Any experts view? Some just VPed in Q3 2020. So it's quite a worrying scene.

Anyone here a bought Areca or Carissa? Looking to form a owners discussion group. The FB group is inactive and filled with ads.

Looks like gemilang 1 construction complete, went there this week. All houses locked though. Still waiting for key handover.
Sales guy mentioned Areca is also fully sold.

Anyone went there for a visit? Just wondering where they will have their guard located after all complete...if they put it before the roundabout then the playgrounds will be also within the gated area..any idea?

Areca buyer here if I'm not mistaken gated and guarded will be managed by the residents, so far I have not been able to get in touch with any other buyers. I guess when its completed and people starts to move in then can discuss where to place the guard

Gr@vit8 commercial shops are dead. Please visit and see yourself.
Bahyumas and Bukit Tinggi/Botanic is cut-off of by KESAS. It is a nightmare to cross to the other side especially during rush hour.
Crime happens anywhere if you are not careful.

Went to Best Fresh Mart few times, some of my regular shopping list are below normal price. But very limited supermarket indeed.

The shoplots are 95% empty. I thought things will be better with Gravit8. Asked few REN about the shoplots, the price too high for my liking.

Then if you want prime part of Klang like bukit tinggi 1,2 or botanic or ambang botanic only subsale available. Sure these places are much more strategic than bayuemas parklands area but not many young ones can afford the heavy upfront, reno costs and higher price in those areas.

Anyways both sides of kesas is still much better than jarommas or glemarie cov etc etc

Anyway hearsay gravit residential demand quite strong. Commercial quite oversupplied in south Klang but parklands commercial doing well right
