extra info. and please read between the lines.
they are offering to registered participants only for the current sales. even if you want to buy, you CAN'T unless you hook up with people who pre-registered. and even then, pre-registered personnel can only buy one unit (can't really confirm this news though).
on the pros:
so far developer have not raised prices even though 90% sold.
control of sales seems genuine and only pre-registered people are 'offered' for the purchase
control sales for people who intend to buy more units but were rejected due to clause as mentioned above
on the cons:
genuine people looking at purchasing more units are unable to do so because limited registration

i'd registered and took a look but i didn't purchase any units ... yet.

PS: 4 years completion period.
subsale during construction is ALLOWED!

last time when offered to me the non-bumi units, they clarified if they failed to get the necessary approval, hey will refund all monies received.
but you still need to pay SPA legal fees, stamping duty, loan fees, etc.
that's why i didn't go for it.

IF they really can't sell non-bumi units to bumi, chances are you will only find out much much later. when i queried, they say should know final outcome by end of this year??!! by then, you will be stuck with the cost of legal fees, stamp duties, etc.
IF you wish to back-out now, you will definitely lose the deposit that you have paid when you 'book' the units.

of course, one more way out would be to walk out now and demand for full demand by threatening to 'tell-all' since they are not suppose to take booking fees. whistling.gif

i can't believe so many people are still in denial.
you know very well when you signed on the dotted line then it was already presented as office suites.
if they managed to convert to residential status, what about people who bought it to operate as office, do you think they will object?
an office suite is an office, period.

sunrise project still untouched but sold out. completion date is 4 years, right?
ynh project, foundation completed. basement also almost complete. but yet to start selling. only preview, right?

-4% for DIBS
-1.5% for legal and stamping fees
-2% for full furnishing

an additional 4.5% over first block, it's worth it mah...

and also first time seeing sunrise err.... i mean UEM land so desperado lah.

btw, the realty department is also detached from them liao. on their own. maybe that's why more desperado, no big brother to cover their overheads? kekeke.
