Hilton coming up just 400m down the road, hopefully as the anchor of a mixed development with office and retail components. Waiting for something to happen soon to the abandoned Duta-Hyatt as well.

KUALA LUMPUR: YNH Property Bhd, which is 32.15% controlled by its chairman and executive director Datuk Dr Yu Kuan Chon, is roping in US hotel chain Hilton to manage a proposed five-star hotel at its Menara YNH development in Jalan Sultan Ismail here.

In a filing with Bursa Malaysia yesterday, the Perak-based property developer said it had on Wednesday signed a memorandum of understanding (MoU) with Hilton Worldwide Manage Ltd for the latter to manage its Hilton Kuala Lumpur City Centre & Residences.

“Any new developments arising from the above MoU will be announced from time to time,” YNH (fundamental: 0.6; valuation: 1.6) said.

Yesterday’s announcement could mark that YNH is finally set to work on its long-delayed RM3.4 billion mixed development here. It was reported that the proposed project, which will comprise a hotel, offices and retail outlets, was initially supposed to be an iconic office tower development known as Menara YNH.

No written confirmation only verbal during the marketing session. That's the confusion caused. Be sure that the group of us will be on the PIC's neck if the info is inaccurate . Verdict in a couple of months...

It is an office suite... But not clear whether usage will be tilted toward office or residential usage or both....

The person from sunrise or jus guru or agent? Sunrise when 3 yrs ago told all buyers it is opis when asked whether can use it residential. Now all depend on developer n jmb. Also who voice louder..opis user or intend resi user. Fight x3. Complain x3...see who win. So make sure u r in the jmb if u wanna do it as resi. If chairman is lawyer office owner n user there..then good luck! Heard some lawyers wanna put their opis last when it launched.

Hmmm.. S&p says office. So residential seems difficult... I would prefer residential though

residential somehow seem better options. 188 Suites by YNH someone put price tag as RM1600psf. I recall launch price is RM1200 with 8% yield GRR. RM1600psf still giving lucrative 6% rental yield.

GRR always price in the rental already. Only investors who knw their product is nt good will buy into GRR products. U are just paying money now to get future rental.

You may enjoy the lad@8% pa however after 1.April you may need to pay 6% gst on balance of progress billings. Not sure sunrise did include the clause in the SPA or not.
