agreed. but what i try to point out here , if this area supported by good occupancy rate , people may still willing to pay rm1600 to get 6%rental yield .

For 6% yield@rm1600psf, a 500sqft need to be let out at rm4k pm. This rental is fetch by 1 bedder in Vipod, Marc and panorama.

u shld refer to the two posts above.

giggs asks abt successful GRR scheme n the other one show u the viability of 4kpm in this side of town.. even 3k rental here is considered great. Check surrounding condo rental rate biggrin.gif biggrin.gif

slowly no hurry. make sure quality is good. at the same time collect money ....... take 5 years complete also great no need to pay RGPT.

After 4 years since the launch the forumners are still debating whether it is office or resicl usage. IMO it is all academic debate anyway as VP is around the corner and most units are sold. While forumners are still debating, some Shrew investors already sapuing units.

As mybenz put it, different perspective for different people. Some see it as risk some see it as opportunity.

just wondering most buyers will aim for rental or flip. for those who flip probably hold for another year to avoid RGPT. not expect to see high transaction after vp.

The remaining loan portion only 5% right? Don't think we need to pay a lot gst.... Should be able to cover by the LD. Correct me if I'm wrong
