Hi DEar ALL Purchasers of Evesuite,

I have send the letter out to developer's desk  this morning ( Refer to attachment ) and spoken to Mr Lai ( Marketing Manager ) who attended the 1st meeting. He commented reluctantly to entertain us this second meeting as its directive from His superior. ( Contradict with his earlier statement that  "this kind of meeting is GOOD ")

Told him that his promised over minutes of discussion was not given to us for the 1st meeting as promised . He mentioned that its best we drop by his office to view the minutes which i objected as this minutes is nothing P & C to purchasers . I insisted of calling on the meeting this 20.10.2012 as we are all extremely concern and anxious  over our investments. i told him as he can not make decision , I will call up Annie Seow once again for HELP.

Managed to speak to Annie who is on confinement leave . after apologized and congratulated her for new addition. told her purchasers frustration over keep changing of contractors and slow in progress. She reiterated that the completion will be 36 months from S & P and developer should not be entertaining us with such meeting . But i have told her that this meeting will be a good bridge and repo between purchasers and developer. lets view it constructively and positively whihc will benefit both parties . ( Least they can lend us their ears ) . She has been very nice to agreed my comment and shall discuss with Mr Lai . Lastly asked us to await their reply in due course.

Hi Dear All,

I have called and spoken to the Main contractor of this project ( appeared in the signboard ) and spoken to the contractor Mr Seow ( Dato' Cousin Bro ) . I have told him about our worries and anxieties about slowness of  this project.

He is the one who constructed Pertama Residence in Cheras under SM Land. He nicely explained to me exactly what Annie Seow told me That They as main contractor has sub divided the package of works into various stage ( Piling sub-contractor , ground works sub- contractor and The FINAL the Super structure sub contractor which is pembinaan Leow Tuck Choi coming in this october ).
As long as main contractor is concerned , No changes being made till now . However i complained to him why the progress is so slow , why the sub con came in so late where site has been idling for weeks and  why he did not attended our first meeting but he assured that project will complete within the time frame of 36 months and the first meeting he was not informed but attended by his son ( Site manager where soviet mah and myself spoken earlier ) .

Concerning the second meeting , He assured me that he will make himself present and explain to everybody the progress. I think HE IS THE CORRECT PERSON we need to see and press for the works schedules.

Meanwhile i urge and encouraged all to call so that The main contractor would know our predicaments and expedite the construction within time frame . We will check with him over SM Land payment to them . If necessary , we ( owners) will help him . I need Back-UP, PLEASE !!!

However to answer the earlier question posted on withdrawal of S & P Agreement cannot be done after S & P signing provided we dont mind to forfeit ( burn ) the initial 10% payment . I have checked with Rajeendran ( Developer Lawyer), Developer and my lawyer . Because its my intention to withdraw earlier .

If not moving half way of the project, let say 70% bank drawdown, how to pull out?

Eve suites booth at Mapex, midvalley...left about 5 to 10 %.

The sky crane only moves 2 position at 90 deg. Not even a complete 360 that can show time of day. 

Is the new contractor on board?

Calculate by d current constructed status vs time frame left (approximately 2 yrs to b exact), to build a 22 level condo i think will not finish up in time

The site size is similar to Eve Suite's?

Went to MAPEX fair last weekend and this Eve Suites studio caught my attention. Wanna know if it's still worth the investment? The SA told me it will be ready by end of 2014, asking me to see show unit.

Maybe you can consider to sell your unit to them. But if im not wrong, the current available unit will be sell in dibs scheme which mean buyer dont need to pay interest until completed. I think the developer can complete the project. If got problem, dont need to offer that package at this stage.

The difficult part is podium up to level 7, once they reach the typical level, it can be very fast. However, it depend how many man power they put. Malaysia standard always like that one la. Do thing also abit slow. The project i do in singapore, 3 level basement, 6 level podium and 12 storey office on top of the podium with quite similar size with this. It take only 12 months to complete the structure. Not include piling. Piling take about 7months.

It all depend on the developer la. Next time buy house should first look at the developer name before select. That should be the pririoty

Wait is the word since beginninging of this year of the first meeting and everyone said should be reaching xx level while year end. Now, whag is the progress? Excuses again from developer because of contractor. Buyer dealing with contractor or developer? Buyer should say 'contractor is non of my problem', developer must make sure project go through smooth.

If excuses given again by year end which still not moving, what are buyers going to do? Wait again and see? Is housing act able to help? Redha? Act fast before too late,  3 yrs later still, 2016, still wait and see....

Dato Siow is loaded, but is that anything to do with his company?

Ah jib goh is loaded but why malaysia so poor full of debt?

Linear bosses all very loaded, why linear delisted from bursa?

Reason is, the person own certain amount of share in the company but his own asset and cash are not related to the company. If company go bankrupt, all buyers can complain and take action against the company but not the owner.

Manage the developer is the keyword to all users now.

if follow HDA ruling should be 10% downpayment, 10% foundation. next up is 15% for structural framing.
so you should be at approx max 20% as of now. if get discount during early bird or bumi or whatever, then less than 20%.
but please do not forget, in the event of abandonment, you definitely lose all your downpayment. and whatever bank release, you need to service the interest + principal until fully paid if i'm not mistaken.

why? what happen? All units fully sold??
